*** Guide Price £500,000 - £525,000 ***

Fabulous split-level, two double bedroom apartment, arranged over the top two floors of this attractive Victorian property on Telegraph Hill.

A lovely large 16' lounge with sash bay windows to the front, a well-planned kitchen and second bedroom are found on the second floor, whilst onto the top floor are found the main bedroom and bathroom, along with plenty of storage.

The Telegraph Hill Parks are found within a swift stroll with some incredible, wide and far reaching panoramic views from here.

What The Seller Says -

I and my partner, who will be moving away from London, have lived in our bright and airy top flat of this Victorian house conversion, for many years and witnessed many changes to the area, which have been for the better. With Goldsmith's University not too far away, the area is vibrant with quite a few eateries. cafes and pubs. Living at the top end of wide tree-lined Jerningham Road, which is in a conservation area, we find it is much quieter. We are afforded magnificent views across London from both bedrooms and can observe the changing seasons and amazing skyline.

The flat is not too far away from some historic landmarks such as Nunhead Cemetery, and, the Telegraphic Hill Parks (upper and lower) which are a 2 minute walk away.

As we are not car owners, we will miss the easy access to transport links (being situated centrally between New Cross Gate, Brockley and Nunhead, as well as New Cross bus depot).

I'm a tradesperson, and in keeping with the Victorian status of the property, have installed a solid wooden floor in the living room as well as a working antique marble fireplace (ideal for chilly winter nights and also provides a lovely focal point). During my time here, I have decorated the whole flat many times using period paints, and installed wooden shutters to the bay windows in the living room.

We will miss this lovely neighbourhood and our friendly neighbours (many of whom we have got to know better through a street WhatsApp group) providing helpful advice and support when needed.
