DESCRIPTION

Historically the village bakery, The Old Bakery is a beautiful mid-terrace cottage with a range of character features spread through the wonderfully renovated accommodation which is surprisingly spacious and ideal for a family.

The double-fronted cottage has been thoughtfully improved whilst retaining original character features and offers a dining room with period cast-iron fireplace, spacious sitting room which retains the large arched bakery window to the front, light accommodation and wood-burning stove. To the rear of the ground floor is a breakfast room/playroom overlooking the rear garden with a cottage door leading outside. The kitchen is fitted with a range of shaker-style wooden units and benefits from a Belfast sink, oil-fired range (for central heating and hot water) and built-in electric oven with gas hob and extractor. The kitchen also has space and plumbing for a washing machine, fridge freezer and dishwasher.

Stairs lead from the playroom to the first floor where a generous master bedroom with a period feature fireplace lies, a dressing room/nursery is accessible from the bedroom as well as the period-style Jack & Jill bathroom. The second bedroom is a lovely size with a built-in cupboard and shelving and period fireplace. Bedroom three enjoys views to the rear and has access to the family bathroom.

The second floor is full of potential offering two attic rooms with exposed painted beams, eaves storage and a shower room.

Outside, The Old Bakery enjoys a delightful, west-facing garden with ample space for a table and chairs for al-fresco dining. The lawned garden area is very private and has planted, raised beds and a further paved area with access to the shed. There is also bin storage and a log store.

SITUATION

Aveton Gifford is a small rural village in the south of Devon. It lies at the head of the estuary of the River Avon or Aune. It receives its name from this river and also from the family of Giffard who held the manor. Walter Giffard came across with William the Conqueror and helped with the Domesday Book. The village is located in the South Hams district of Devon and the parish has a population of approximately 850. The village has a pub, a community village shop/post office, a primary school, a pre-school and a selection of parish organisations including a tennis court and recreation area as well as being on a main bus route. The coast, and beaches are just few miles away at Bigbury on Sea and Bantham and the lovely scenery of the South Hams coastline with sailing at Salcombe and Newton Ferrers. There are 18-hole golf courses as Thurlestone and Bigbury and the towns of Kingsbridge and Modbury are close by, both of which enjoy and excellent range of facilities, shops and schools.
