An absolute delight. Beautifully presented and perfectly balanced. Welcoming and homely. A joy. The home is much larger than one expects, given its fa?ade. Another lesson in not judging a book by its cover!

Who is it for? Well, all but the keen gardener I would say. There is a pleasant courtyard which offers a nice and relatively private place to sit, a path across the back and the old privy outbuilding. For everyone else, it is a comfortable home, full-time, or otherwise. Perfect lock up and go. First time buyers would be amazed by the space on offer and investors too need to take an interest.

On entering the home, the first reception room is currently arranged as more of a grand entrance hall with occasional dining, but would suit many different uses. The fireplace is impressive and as you move through, one can go up via the door on the left, or down (a few steps) via the door on the right ? to the Sitting room. Another impressive room with many nooks and features ? the main being the fireplace again for me, especially with the Woodburning stove that has now been installed. The room could suit just dining as it is next to the kitchen, but it works really well as it is, with its mix of sitting and dining. The kitchen has all you need and leads out to the courtyard. Some may wish to replace the fittings, but the design works with the shape of the room. Ascending ? more lovely surprises await, firstly with the size of the landing and the keen way it has been used to house surf boards and a bureau! The master bedroom is huge for lack of a better word. The second is also a great size and both have cupboards to the side of the chimneys. The bathroom is, I am reliably informed, retro. I can see why it has stood the test of time as it is quality and rare, especially as double shower units were not common place in the 80s. The arrangement works brilliantly (like the kitchen) given the shape of the room. Brilliant.

The home is grade 2 listed and I think it showcases exactly why. Like all homes of some 500 years old, there are age related scars and more maintenance required than a modern home ? but you knew that anyway. The village and all it offers is just a few paces away. The rail links to Exeter City are a few minutes? drive, the public transport is frequent and there is a superb school catering for all ages a short walk away. South Molton and Crediton are easily reached, as is the North Devon Coastline. In all then, a very attractive offering.
