Continue for approximately 1.5 miles and on passing the sign for Lympstone village, at the next set of traffic lights, turn right before the Saddlers Arms, onto Longmeadow Road. Situation

Lympstone grew from an ancient settlement on the eastern shores of the Exe Estuary. The village built its reputation on maritime trade and agriculture and about 100 fishing vessels operated from the area towards the end of the 19th century, when Lympstone was particularly celebrated for its whitebait and the quality of its oysters. The village has four public houses, a well established primary school, village stores and a train service operating between Exeter and Exmouth. There is also a lively sailing club and a wide selection of clubs and societies. The village has its own website - www.lympstone.org and the village is on the newly opened Exmouth - Topsham cycle path.

Description

Originally constructed in the 1800's and retaining wonderful period features, including grand high ceilings with picture rails and coving, stripped wooden doors and original fireplaces. The house has been further extended to create a superb family home with a rare 100 ft south facing garden.
The house is entered via an attractive entrance hall with a lovely inner stained glass door and wood floors. A guest W/C is situated at the end of the hallway with the under stairs area fitted with additional storage. The living room is a lovely proportioned room with a cast iron feature fireplace and benefits from easterly light and an open outlook along Longmeadow Road. The family room, which also opens onto the kitchen is again, a lovely proportioned room with high ceilings and a wood burner. The open plan kitchen / dining area benefits from roof lanterns creating a lovely bright space, with slate floors and under floor heating, with bi fold doors leading out onto the garden. A range of shaker style units with a double butler sink, electric oven and induction hob as well as an Aga and space for a dishwasher. A separate utility room provides plumbing and space for a washing machine, sink unit with storage and space for a fridge freezer. There is also a door providing access to a covered side alleyway.
Upstairs the dual aspect main bedroom has fitted wardrobes and a large en suite bathroom with roll top bath and walk in shower. The second bedroom which is another good size double has fitted wardrobes and an open aspect. Bedroom three has a good size recessed storage area. There is a fully tiled wet room with shower.
A particular feature of Heathfield is the 100 ft south facing landscaped garden with a water feature and attractive seating areas with power and light. At the end of the garden is a car port and a large parking area for a number of cars, all accessed from the lane to the front of the house.

AGENTS NOTE: The property has a right of way over and along a private access, owned by the neighbouring property, in order to reach their parking area.
