Brynmawr Farm was sympathetically constructed in 2015 using oak, granite and sandstone in the style of a traditional Cornish farmhouse, but with all the advantages of a new house, with a modern open-plan living space at the heart of the house, and under floor heating throughout. The principal reception room adjoins the family kitchen, making a wonderful entertaining space with access to a sheltered section of garden through sliding glass doors. The kitchen itself includes a generous dining area, a large island unit and two wine fridges. A fireplace with a wood burner and granite lintel opens on to the kitchen and adjoining reception room, providing warmth and a striking feature.
Also on the ground floor is a study/5th bedroom and snug sitting room, while at the other end of the house, a laundry room and cloakroom are accessed off the entrance hall, and separate the kitchen from the huge home cinema, which also opens out into the attractive courtyard garden.
The first floor is well appointed and comprises 4 bedrooms and two bathrooms in the main house. The master suite is particularly noteworthy, with a walk-in wardrobe, en suite bathroom with separate shower and bathtub, and a wonderful floor to ceiling window in the corner of the bedroom highlighting the views to the south and east.
Annexe
On the east side of the courtyard garden, the link-detached annexe comprises an open-plan living space with modern fitted kitchen and built-in appliances, two double bedrooms and a shower room. Given the location near the north Cornish coast, this could provide a useful income as a holiday let, or be retained for guest accommodation.
Situation
Conveniently situated between the delightful coastal village of St Agnes and the cathedral city of Truro. Brynmawr Farm enjoys a secluded position in a picturesque rural setting near the pretty and peaceful village of Mithian.
The nearby village of St Agnes is a vibrant and lively community with a wide range of shops, bars, restaurants, a primary school and of course the beach at Trevaunance Cove. Just to the west is the National Trust owned Chapel Porth with its mining heritage and awe-inspiring backdrop of towering cliffs framing a popular surfing break.
Truro is the administrative centre of Cornwall
and has an excellent range of amenities including
good private and public schooling, varied shops
and commercial opportunities and a mainline station on the Paddington to Penzance line. Cornwall is renowned for the variety of its land and seascapes, particularly its coastline. For recreation there are a number of challenging golf courses, many opportunities of boating and sailing along the creeks and estuaries along the south coast and world class surfing along the wilder beaches of the north coast.
Communications to Cornwall have greatly improved in recent years with daily flights to London Heathrow from Cornwall International
Airport (Newquay). The A30 is now mostly dual carriageway to the M5 at Exeter and provides swift access to within just a few miles of the house.
Brynmawr Farm is set in a small hamlet to the south of Mithian with lovely views across the fields towards the coast. The grounds include 20 acres of land, stretching away from the house to the south, with views back towards the Atlantic to the north. On the north side of the house is an attractive, enclosed timber-decked courtyard garden planted with raised beds, whilst on the south side, the terrace has steps up onto the lawns, which have been reclaimed from the adjoining field. The land comprises four fields totalling approx' 20 Acres.
Outbuildings
Next to the house and accessed by the private gated driveway is a detached timber double carport with adjoining workshop/store. There are also some useful integral storage lockers outside the porch, where there is also an outside shower and wetsuit hanging rail. To the north east of the house is a large, modern timber barn, accessed from the lane, with its own adjacent parking area, and access into the farmyard, which in turn has vehicular access into the fields.
