This first class, highly desirable 3 bedroom family home in the popular village of Welland, lies in south Worcestershire, mid way between the cities of Worcester and Gloucester.

No 17, Giffard Drive, Welland has an impressively larger than average driveway with plenty of easy parking and has a single garage, plus a large shed for bikes with a log shed to the rear, adjacent to the garage.

As you enter the house you have plenty of space for shoes and coats, a useful cloakroom and large sitting room with log burner on your right, very sunny and bright and on to the big kitchen/breakfast room with doors to the garden and side door to the garage.

The kitchen is fully fitted and modern with fridge freezer, dish washer, white Belfast sink, strong German flooring and plentiful cupboard space. There is a large space for your kitchen table at the far end of the room and double doors leading out into the garden.

I particularly like the sitting room, tastefully decorated with plenty of space for a large TV, comfy sofa and easy chair, warming log burner and is a truly relaxing, peaceful space to enjoy.

Head up the stairs to the sun filled landing, where you will find the main bedroom with useful fitted wardrobes and views over the garden, bedroom 2 is a good double bedroom bright and sunny overlooking the front and bedroom 3 is a perfect children's bedroom or home office.

There is a family bathroom with bath and a shower over. The owner has thankfully added oak doors throughout which in my opinion really adds to the general appeal of the house.

The rear of the garage has cleverly been turned into a handy utility area with space for your washing machine and dryer. There is of course power and lighting in the garage and a great deal of storage space. The owner added the porch to the front when they moved here creating useful space for coats and shoes.

The garden is a good size, flat and low maintenance with plenty of space for children to run around and a nice deck at the rear for the grown ups to sit and unwind! The neighbours I am told are friendly and kind hearted.

There is an air source heat pump which heats the house and water throughout which is located on the right hand side of the house as you stand and look at it.

(The house has planning permission granted to extend if you had the inclination to do so. Please ask me for the details).

A lovely family home in a very popular area, in great condition that has been much loved and much improved over the last 12 years, works all done so you don't have to!

We look forward to showing you this lovely house.
