GENERAL COMMENTS AND LOCATION

This parcel of land and buildings lies deep in the Roseland countryside just a short distance from Treworga which is an unspoiled rural hamlet and part of the parish of Ruanlanihorne. It is less than a mile from the A3078 at Ruanhighlanes and within an Area scheduled as being of Outstanding Natural Beauty. The land is approached by it's own wooded driveway leading directly to the farm buildings which are positioned in a shallow valley close to a small stream and very sheltered. This driveway continues to provide access to the land which is mostly comprised in three good rectangular fields plus delightful areas of amenity woodland extending alongside (and partly on either side of) a stream. The neighbouring Little Treviles Farmhouse is in separate ownership and was sold off from the holding many years ago. THE BUILDINGS

These formerly comprised an L shaped range of traditional stone buildings but in recent years they have been adapted and extended as one large COVERED YARD for livestock housing. However the side and rear walls of the original single and two storey stone sections complete with window/door openings are clearly visible inside. In addition there are TWO SMALL STONE STORE SHEDS adjacent and in a separate yard there is a 3-bay CATTLE HOUSE 45' x 30' of timber and sheeted roof construction.

THE LAND

The total land area extends to 24.31 acres or thereabouts. There are three rectangular well-hedged enclosures comprising just over 20 acres of good fertile land with the remaining comprising the buildings and wooded areas in the valley bottom. The workable land has been used for arable cropping during the 2022 season but hitherto it was all in grass and utilised for livestock grazing. There are water troughs in each field.

PLANNING

No enquiries or applications have been submitted to the Local Planning Authority in respect of the possible development of the farm buildings so prospective purchasers must satisfy themselves as to the likelihood of development/conversion. Notwithstanding this comment there is undoubtedly an element of hope value attributed to the sale of this land.

SERVICES

A metered mains water supply serves the holding with the meter and stopcock located just off the highway at Highfield Terrace (between Ruanhighlanes and Ruanlanihorne). There is water piped to the buildings and to field troughs.This supply also serves Little Treviles Farmhouse by virtue of a sub-meter with the owners paying for water consumed at the prevailing rate of South West Water.Mains electricity is connected to the buildings.

RIGHTS OF WAY ETC

The owners of Little Treviles Farmhouse have a right of way over the entrance drive/track for agricultural purposes to gain access to their own land on the top side of their house.There are no public footpaths crossing the land.

Continue along this road for approximately a quarter of a mile taking the next right hand turn which leads into the hamlet of Treworga. Continue through the hamlet and down into the wooded valley where the entrance into Little Treviles Land and Buildings will be identified on the left hand side where a Philip Martin board has been erected.
