A fantastic opportunity to own a wonderfully original period home in a rural setting with a two bedroomed farmhouse, detached barn and studio all set in 1.5 acres of gardens and grounds. This amazing property offers buyers a traditional Grade II Listed Welsh farmhouse, which dates back to 15th Century located in a beautiful setting near the popular market town of Builth Wells which sits on the banks of the River Wye. The current owners have created a truly unique property and its not a property to miss.
Introduction
A rare opportunity to purchase a rare and stunning C15th Grade II listed Welsh farmhouse situated in approximately 1.5 acres, a few miles from Builth Wells. Along with a large stone barn and forge, and bespoke built owners studio accommodation, the plot also has it's very own wildlife pond, orchard and offers the opportunity to purchase a natural haven surrounded by breathtaking Welsh countryside.
Neuadd Fach
Originally dating back to the 15th Century with 17th Century additions, this stone built farmstead is currently laid out to offer an open plan kitchen/diner, living room, utility, bathroom and two bedrooms. With many original features being extremely well preserved this traditional Welsh farmhouse has been sympathetically updated by the current owners whilst not changing the structure or its appearance and protecting the period features. The kitchen/diner has flag stone floors, original panelled wall, exposed beams and fitted units to the corner, the current owners have installed a range cooker but this is not included within the sale and could be available by separate negotiation. Off the kitchen/diner is a larder store and to the rear a utility space. There are two doors, once leading to the inner hall and stairs rising to the first floor, the second leads into the living room with galleried landing above and picture windows overlooking the grounds and views. The fireplace has been restored and now has an inset multifuel stove. The original staircase leads up to the first floor where you will find two double bedrooms and the bathroom with is fitted with a white suite and a shower over the bath. On this floor the wooden floor boards continues and has created the second bedroom which sits above the living room and allows views across the valley and onto the hills beyond.
Former Stables
The former stables now offer a timber clad building with a slate roof, it is being used as a separate annexe were you will find a double bedroom, fully fitted kitchen/diner, bathroom, lounge with wood burner then going on outside you have a private decking area with its own parking. We feel with the necessary permissions this has the potential for further development.
Detached Barn
The detached timber barn, that has been restored and had work benches installed is of mainly timber and stone construction with concrete flooring and light and power. The owner has installed and created an air tight and insulated storage space in the corner and the barn now offers a practical workshop space. There are also a timber Forge building attached, plus a range of open fronted buildings and a garden store with power, lighting and sockets.
Grounds and parking
Sat in approximately 1.5 acres of grounds, there is parking just off the private gated entrance for approximately 4/5 vehicles or 2 caravans or even a motor home (There is water and an electric hook up currently in place). There is also parking outside the main resistance for 4 vehicles. There are areas of lawn, mature trees and shrubs plus a large wildlife pond. The whole site enjoys the wonderful position with unobstructed views onto the surrounding countryside. The current owners have cleared and added drainage across the grounds and have worked hard to clear the water and pond and have seen an abundance of wildlife return.
Location
The property is situated near the village of Hundred House which has a public house, The Hundred House Inn. Builth Wells is a short drive away and lies at the confluence of the River Wye and the the River Irfon and is well known nationally as the location of the showground home to the Royal Welsh Show. In the town centre is a 1000 ft square mural depicting the final days of Llewellyn ap Gruffydd, the last native Prince of Wales. Builth Wells has a High School and is home to the well known local rugby team, 'The Bulls' the local arts centre is the Wyeside Arts Centre and also has a leisure centre along with a cricket pitch, tennis court, squash courts. There is a railway station on the Heart of Wales line and the A438 passes through the centre which is one of the main north - south trunk roads. The market town of Llandrindod Wells is 8.5 miles away, the market town of Rhayader is just over 13 miles within the popular and picturesque Elan Valley.
Agents notes and services
We are advised there is a footpath which crosses the property. Mains water and mains electricity are connected. There is no drainage on site, planning permission was granted in 2010 for a septic tank which buyers can re-submit. The current owners have bio-digestible toilets in the main house and the old stables.
