At the end of an inclining, winding private lane, stands this quite unique and imposing country residence. Located in an elevated position on the fringes of the village of Llangammarch Wells, this excellently proportioned five bedroom detached home boasts its own grounds and gardens of 1.26 acres as well as a field measuring 2.35 acres just a few hundred yards from the residence. Internally, the accommodation briefly comprises an entrance hallway, giving access into the two main reception rooms, one measuring 19 x 10 ft, and the other 14 x 9 ft. Further on is access into the downstairs shower room and an impressive 26 x 13 ft kitchen/dining room with snug area and double opening doors to the garden. A door from the snug area leads into the rear lobby with access to a parking area, and also a door to the 12 x 10 ft utility room, and further on to the 10 x 8 ft store. On the first floor, there are four double bedrooms, and one single, as well as two family bathrooms, one with additional shower cubicle. Externally the property sits in its own grounds of around 1.35 acres - this is split into a patio area, lawned gardens, vegetable area and paddock to the top of the garden. The grounds are complimented by a number of outbuildings, which are in good condition, ideal for workshops or storage, or conversion subject to the necessary planning permissions. There is also a large 28 x 18 ft carport, located in the parking area to the side of the property. The property also has the benefit of a field measuring around 2.35 acres which is level and leads down to the river. The property also has the benefit of fishing rights along the river in front of the property towards the village.

The property is located in a rural position in the village of Llangammarch Wells, which has the benefit of a railway station halt stop on the Heart of Wales Shrewsbury to Swansea line. Llangammarch Wells is located 4 miles from ‘Britain’s smallest town’ Llanwrtyd Wells. The town straddles the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells is a short drive of around eight miles away, located at the heart of beautiful Mid-Wales. Builth Wells has a range of amenities and facilities including Primary and Secondary Schools, a cinema, leisure centre, cricket, rugby, football and golf clubs. It is also home to the internationally famous Royal Welsh Show which is the largest agricultural show in Europe. The town has good transport links, is on a bus route between Cardiff and North Wales and is also served by Builth Road Railway Station on the Heart of Wales Line. Situated within the Wye Valley, an area of natural beauty and close to the Elan Valley at Rhayader, it is well-known as a walker’s paradise whilst the Red Kite feeding centre at Gigrin Farm offers a truly unique experience to see the rare and magnificent birds on a daily basis.
