The nearby village of Thurlestone has a primary school, village shop and post office, church, the Village Inn public house and the 4-star Thurlestone Hotel with its private health club facilities. An 18-hole golf course that runs along the coastline is within about a mile, and there is another 18-hole golf course at Bigbury, flanking the mouth of the River Avon.
The South West Coast Path is within a short walking distance with lovely cliff-top walks eastwards to Hope Cove and Bolt Tail with its Iron Age fort, and Bantham and Burgh Island to the west, which is popular with surfers.
Thurlestone Rock is situated just off South Milton Sands, which is backed by sand dunes owned by the National Trust, and has the well-regarded Beach House restaurant / café, toilets and car park. The beach is life-guarded during the main holiday season, is a launching point for windsurfers, paddle-boarders and kayakers, and is great for snorkelling. Behind the beach is South Milton Ley, a nature reserve and one of three small wetlands near the village of South Milton. It is possible to walk from the house to the beach though the nature reserve.
Salcombe is about 5 miles away, at the mouth of Kingsbridge Estuary, with its beautiful unspoilt harbour. The town has an excellent reputation for sailing and boating and offers a wide range of watersports facilities.
The town of Kingsbridge is 2 miles distant and has an excellent range of shops, cafés and restaurants, a health centre, cottage hospital, library, primary schools and the highly regarded Community College. Recreational facilities include tennis courts and a leisure centre with indoor swimming pool, squash courts, gym and bowls arena.

COMPLIANCE New Assured Shorthold Tenancies (ASTs) effective from 1st June 2019 tenant fees:
Holding Deposit: One week ́s rent. (This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). Holding deposits are subject to statutory legislation on the repayment should the tenancy not go ahead. If the tenancy does go ahead, the holding deposit must be returned within 7 days of agreement. Alternatively, it can be converted into part payment of the actual deposit or used towards the initial rent payment.
Security Deposit: Rent under £50,000 per year is equivalent to a maximum of five weeks ́ rent. (This covers damages or defaults on the part of the tenant during the tenancy. Rent over £50,000 per year is equivalent to a maximum of six weeks rent
Unpaid Rent: Interest will be charged at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
Variation of Contract £50 (inc. VAT) per agreed variation. (To cover the costs associated with taking landlord ́s instructions as well as the preparation and execution of new legal documents)
Change of Sharer £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. (To cover the costs associated with taking landlord ́s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord ́s costs in re-letting the property (see Landlord Fee Schedule) as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
