SITUATION

Berry Pomeroy is a much sought after small village lying about a mile to the North East of Totnes within an area of great landscape value. The village still contains working farms and a number of orchards which give it a distinctive rural character. The village facilities include a parish church, an excellent primary school and a village hall. There are regular bus services between Torbay and Totnes.
Totnes, less than two miles, is known as an Elizabethan town but has much earlier origins with a castle, a wonderful position on the River Dart and a main line railway station. It has a well regarded community college, full range of shops, a weekly market and a wide choice of cultural facilities.

DESCRIPTION

Luscombe Maye are delighted to bring to market this beautifully presented traditionally thatched three bedroom quality barn conversion, completed in 2004, in the desirable complex of Barton Leys.

Upon entering Orchard Barn, stairs lead down to the lower ground floor hallway with a door to the second double bedroom with built-in double wardrobe and window overlooking the rear garden. Another door leads to the third bedroom ,which currently houses bunk beds. There is a shower room with close coupled toilet and wash basin and window to the front and an under-stairs cupboard which houses the consumer unit, underfloor heating pump and includes shelving and a coat hook rack.

Head up the stairs to the spacious kitchen, on the ground floor, with an impressive 'Rangemaster' gas hob with electric oven and grill, there is an integrated dishwasher, Neff microwave, a one and a half bowl sink with drainer and the kitchen has more than ample storage space within the base and wall units. There is room within the kitchen for a good sized dining table and chairs which creates a warm farmhouse style feel with French doors to the rear courtyard garden.

Take the stairs off the kitchen up to next level hallway with doors to a family bathroom with separate shower enclosure, close coupled toilet, wash basin and Large towel radiator.

There are two further storage cupboards, one of which houses the Worcester combination boiler(under two years old) which serves the underfloor heating throughout and the hot water. There is also a Clarke 'Strong Arm' fire proof safe fitted within the cupboard.

There is a door to the master bedroom which has fitted wardrobes and dressing table with ample storage, and there are windows to both external walls giving a dual aspect to the front and rear of the property.

Stairs lead up to the stunning living room with vaulted ceilings and exposed roof trusses. The log effect electric fire adds to the feel of this amazing space which has another short flight of stairs to the top level, currently used as an office/library and further living space with exceptional views to the surrounding area through glazing which forms part of the roof.

The garden, which is accessed from the kitchen through French doors, has been cleverly planted to give a changing colour scheme in every month of the year. There is a gravelled area with room for a clothes dryer and a paved area for outside dining. There is a good sized shed which gives some outside storage and a greenhouse for the keen gardener. A gate leads to private parking, enough for two cars and space to store bins and a small storage cabinet.

The complex has a visitor parking area, over an acre of communal grounds and a shared storage building which houses bicycles, canoes etc.
