PROPERTY: Treseder House is situated in a pleasant residential area close to the city of Truro. Previously a supported living and care home, the property offers a superb opportunity to purchase a large (c.3000sq.ft) home on a near half acre plot within walking distance of the city centre. While the property requires modernisation and restoration into a home, much could be done with a fairly light touch. The site could also potentially appeal to house builders as it would be large enough for a multi-unit development (subject to planning permission). The plot is level with a very large garden to three sides of the house. The vast majority is lawned with some apple trees, while mature hedges and trees border the property creating privacy. There is a large drive and parking area to the front of the house. The property has been well looked after by the current owners but would require a new kitchen and bathrooms etc. Some purchasers may also consider re-configuring the home to combine bedrooms (although they are currently of good proportions), create en-suite's and convert some into additional living areas. Entering the house there is a large room (3.7x3.6m) to the front which would be a great home office or playroom. The sitting room and dining room (9mx5m) is very generous and has French doors opening to the garden. The adjoining kitchen has a range of floor and wall mounted cabinetry with space for an under counter fridge or dishwasher and an oven. There is a second preparation area with an additional sink. A large picture window over the stainless steel double sink overlooks the garden. There are four ground floor bedrooms, one of which has an en-suite wet-room. There is a single room or office and a bathroom, shower room, cloakroom and utility room. Upstairs there are two double and two single bedrooms, a cloakroom and another wet-room. Six of the eight bedrooms are doubles but given the accommodation on offer, buyers may consider knocking some rooms together to create very large rooms with en-suites etc. This is a unique opportunity for someone to purchase a very large home on a half-acre plot, in a good residential area and within walking distance of the city centre. SURROUNDING AREA: The property occupies a most convenient position within a few minutes walk of the city centre. Nearby is the delightful Daubuz Moor, an 18 acre former water meadow that was gifted to the city and is a haven for nature. You can walk along the river or take the woodland path in what is a very tranquil environment in the middle of the City. Opposite the house is the well thought of Archbishop Benson CofE primary school. Truro contains an excellent range of both national retailers and smaller specialist shops together with a theatre, cinema and numerous restaurants. There is a choice of private and public sector schooling nearby and a golf course can be found at Treliske. Also readily accessible are various parks including a delightful riverside walk to Boscawen Park. The nearby bus station provides convenient access to many of the main Cornish towns and villages while the main line railway station connects with Plymouth, Bristol, London and beyond. There are delightful walks along the footpaths in the area, extending to Truro in the one direction or to St Clement if heading north passing through the riverside Hamlet of Malpas on the way. The Truro River leads into the Carrick Roads and waters of the Fal estuary which provide excellent sailing and other water sports. DIRECTIONS: From the Trafalgar Roundabout at the centre of Truro, turn westward onto St. Austell Street (B3284). Turn right onto Moresk Road, the house will be found after the single lane section on the left hand side.
