DIRECTIONS

From 'the Timbers' roundabout in Aveton Gifford, proceed north along the A379 towards Modbury/Plymouth for approximately 0.8 miles and then bear left where it is signposted Ashford. Continue for 0.5 miles and turn right into Tetwell entrance drive and the entrance to the land will be found immediately on the right-hand side.

SITUATION

The land part Tetwell Farm is situated just outside the hamlet of Ashford, near to the village of Aveton Gifford in the South Hams area of South Devon.
The market town of Kingsbridge is about 5 miles away, the village of Aveton Gifford is about 1 mile to the southeast while the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being some 8 miles to the northwest.

DESCRIPTION

The land part Tetwell Farm extends to some 33.39 acres (13.51 hectares) in all as outlined in red on the attached plan. Of the 33.39 acres, there is approximately 32.57 acres of productive arable land for suitable for cropping purposes. The balancing 0.82 acres being permanent pasture.
The land is predominantly of a gentle gradient with a combination of north, east and south facing slopes, currently left as stubble.
The successful purchaser of the land part Tetwell Farm will have first refusal to purchase field parcel 3185 at the then market value in the future as and when the owner decides to sell.

The land has been used in the past mainly for arable cropping purposes but also for growing potatoes.

ACCESS

Access to the land will be by means of a right of way over the initial part of the existing entrance drive to Tetwell Farm and across field parcel 3185. The right of way will be for all purposes at all times and is marked with a blue dotted line on the attached site plan.

SERVICES

There are no mains services connected to the land although the land benefits from a spring water supply which rises in a corner on the west boundary of field parcel 2841 and goes through the hedge into field 1633.
The seller would be willing to grant an easement to the purchaser to install an underground mains water supply pipe across field parcel 3185 to supply mains water to the land. Mains water is located in the road running along the south boundary but buyers are advised to make their own enquiries of South West Water about the possibility and cost of making a connection.
