DESCRIPTION
Luscombe Maye are delighted to bring to market Avonhurst Cottage a characterful attached home which is tucked away in a set back position in the centre of South Brent village. The property is being sold with no forward chain and has the benefit of having off road parking for two small vehicles, something which is somewhat rare for a home this central.
Steps ascend to the front of the home and inside, a sociable open-plan kitchen, dining and living room which boasts high vaulted ceilings with exposed A-frame beam, is the hub of the home. The kitchen comprises matching wall and floor units, sitting upon wooden floors, a ceramic sink, space for a fridge freezer and Rayburn. There are double doors leading out to the garden, which are perfect for bringing the outside inside in the warmer months. Within the kitchen space is ample room for a dining table set and chairs and the living area can be arranged around the woodburner. A large conservatory provides additional space for further dining or sitting furniture, and is ideal for reading, painting or sitting and enjoying the outlook to the garden. A separate utility room which is situated down some stairs, has a beautiful exposed stone wall with a fitted worktop, sink with drainer plus space and plumbing for a washing machine.
There are three bedrooms, all of which enjoy vaulted ceilings and their own en-suite facilities. The main bedroom has an en-suite bathroom with a fitted shower, a fitted wardrobe and double doors which open onto the garden. Another bedroom has an en-suite bathroom and the other an en-suite shower room.

OUTSIDE

There is driveway parking for two small vehicles and the cottage and walled garden are accessed through a wrought iron gate. The situation is incredibly secluded and the garden is a good size, with some areas of lawn, mature trees and shrubs at the border, including apple, pear and fig trees as well as fruit and vegetable beds. A useful garden shed provides storage for all the usual essentials and there are level patio areas, which are ideal for outside dining furniture plus a summerhouse tucked in the top corner of the garden, looking back towards the cottage.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
