Situation

Brixton is situated about 15 minutes from the city of Plymouth (5.5 miles), but is very much a country village surrounded by the rolling hills of the South Hams countryside. A thriving village, there is a strong sense of community here with many community groups, an 'Outstanding' village school, and church. Fancy a pint and a bite to eat? The Foxhound will give you a warm welcome with a wide range of real ales and home cooked food, much of which supplied by local producers. The fish and chip shop is well regarded with regular customers who travel from Brixton and the surrounding villages. A post office counter is available in the mornings and Otter garden centre at the edge of the village sells more than just plants and lifestyle products, with a large café for coffee, cake or lunch.
Local beaches include Wembury (National Trust) and Mothecombe, both accessible in under 15 minutes, and Dartmoor National Park is within a 20 minute drive. Residents of Brixton can apply for moorings in the Yealm Harbour Authority. The village has a wonderful network of footpaths down to the estuary and across the local fields. The nearby town of Plymstock has a range of independent shops and supermarkets such as Lidl and Morrisons. The city of Plymouth offers a wide range of shops, restaurants, cinemas and theatres plus a mainline train station and continental ferry port.

Accommodation

A sliding glazed door leads to the Entrance Porch which has a door to a cloakroom fitted with low level WC, and a frosted glazed wooden front door with block glass wall to the side leading to the Entrance Hall, which provides access to the loft space, a useful coat/storage cupboard, two further storage cupboards (one housing the hot water tank) and doors to all main rooms. The Sitting/Dining Room is divided into two areas with the Dining Area having a window to the front and open aspect through to the Sitting Area, which benefits from a triple aspect with feature swan-etched porthole window to the front, a further window to the side and sliding glazed doors to the rear patio. There is also a feature fireplace with coal effect gas fire. The Kitchen has a window and frosted glazed door to the side and is fitted with a range of wall and base units with work surfaces over and cupboards and drawers under incorporating a double drainer stainless steel sink unit with mixer tap, space for fridge and freezer, built-in double oven, four ring gas hob with extractor over and splashback tiling. The Utility Room has a window to the side, a single drainer stainless steel sink unit inset onto unit with cupboards under and houses the boiler. The bedrooms are currently located at the rear of the property and comprise two generous doubles and one smaller double/large single room. The two larger rooms both enjoy an outlook over the garden and are fitted with extensive bedroom furniture, while the smaller room has a window to the side. There is a good sized shower room with a frosted window to the rear, a double shower cubicle with rainfall shower head and hand-held shower attachment, low level WC, bidet, inset sink unit with mixer tap and drawers and cupboard under and mirror over with cupboards either side, a further built-in cabinet and a heated towel rail.

Outside

To the front of the property is a substantial driveway providing extensive parking for several vehicles (part covered) and extending down the side of the bungalow. In addition, there is a small lawn area with well-established shrubbery and a gate leading down the other side to the rear. The rear garden comprises a large walled patio, accessed from both the Sitting Room and Kitchen, with a gate and steps leading down to the main garden area which is mainly laid to lawn with a range of mature trees and shrubs including a monkey puzzle, laurel, hydrangea and camellia, in addition to a greenhouse and a further gate giving access to the driveway.
