The Property.
Court Barton is an exceptional attached Grade II Listed residence which has origins dating back many centuries and has a classic late Georgian/early Victorian front façade with its large sash windows and columned entrance.

The accommodation, as one would expect, is particularly elegant with good sized rooms which retain a wealth of period features, hence it is Listed as Grade II, and these aid in creating a delightful mellow ambiance. Worthy of particular mention is the beautiful stair hall which has a galleried staircase with slender balustrades and gives access to the two front reception rooms which are of beautiful proportions. It also benefits from a good-sized country kitchen which has an oil-fired Aga with electric side panel within a large former inglenook fireplace. From the kitchen a covered walkway runs through to a vine clad garden room.

To the first floor there are four bedrooms, the principal of which is a large room with an en-suite bathroom and a good sized dressing room. There are also two rooms to the second floor which could provide further bedrooms.

The accommodation is versatile in its arrangement and also benefits from a large cellar which is divided into several rooms which make ideal workshops/studios and incorporates a cobbled coal/wood store with a door to the outside.

Gardens.
The property is approached from the village street over a driveway with parking, adjacent to which is the detached garage. To the rear/side of the property is a sheltered, gravelled courtyard which gives access to the conservatory.

The gardens lie to the west and have been lovingly tended over the years. They are a mass of colour with lawns being surrounded and interspersed with profusely stocked flower and shrub beds, several secluded seating areas and a vegetable area with a greenhouse.

The is also a further area of land to the other side of the village road where there is a grass verge and shrub border.

Situation.
Court Barton is situated in the picturesque and desirable old village of Feniton, with its 13th-century Church of St Andrew, village hall with post office, bowls club and hairdressers. During the 1960's, Feniton was vastly expanded and the creation of Feniton new village, some ¾ mile away has greatly improved and supported the rural community. This has a variety of facilities such as shops, primary school, a sports and social club, dental surgery and main line rail link to Exeter and London Waterloo.

The busy market town of Honiton lies about 4 miles to the west and is particularly well-known as an antique and book centre as well as having most of the usual multiples such as Smiths, Boots, supermarkets and a variety of independent shops, restaurants, schools, sports centre/swimming pool, golf club and main line rail link to London (Waterloo).

Honiton has excellent communication facilities with a dual carriageway to the Cathedral City of Exeter, the county town, some 15.5 miles to the west. Exeter has excellent shopping and sporting facilities, theatres, main line rail link to London (Paddington) and a international airport, together with M5 access.

The Regency coastal resort of Sidmouth lies some 9 miles to the south with its pebble beach (sand at low tide), long esplanade and range of independent shops and boutiques. There are some very good schools in the close vicinity and the property is within the Kings School catchment area and the renowned Colyton Grammar School, one of England's top co-educational state schools, is only 12
miles away.

Directions.
From Honiton, proceed on the A30 towards Exeter, taking the first turning left at "Iron Bridge" signposted Ottery St. Mary. Proceed under the iron bridge (do not turn left to Ottery St Mary), but continue over the River Otter and turn first right signposted Feniton. Continue into the village, passing the village hall on your left hand side and Court Barton will be found after a short distance on your right hand side.
