A substantial semi-detached guest house set in a prominent position commanding magnificent sea and coastal views over Lyme Bay.

THE PROPERTY.
Beaumont is a handsome Victorian semi-detached house which dates back to 1860 and sits in a choice position on the seafront, having great appeal for guests who are after unrivalled views of this wonderful stretch of coastline. It is one of only two remaining guests houses on the front and has been an established business for over 40 years, with the current owners having successfully run the property since 2010. Over this time Beaumont has been the subject of considerable improvement and has been awarded a Trip AdvisorCertificate of Excellence ever year and AA 4-Star Silver since 2012.

The property is adaptable in its layout which is arranged over three floors and could offer a variety of living/letting combinations, currently run as five bedroom suites, and with a further 3 suites and a sitting room to the second floor which the owners use. All the first and second floor rooms have spectacular views to the sea and westerly to the white cliffs of Beer.

The property has been operated at a level to suit the owners lifestyle in more recent years, opening for 9 months a year. It only took direct bookings, without the use of web portals, until several years ago and has a high level of repeat trade and excellent reviews. There is no doubt scope to expand turnover by extending the opening times and increasing the number of rooms available, and trading accounts can be provided to any serious purchasers.

GARDENS.
Beaumont has a driveway from Castle Hill which provides parking for several vehicles. Beyond this, and accessed through a timber gate, is a private courtyard with terraced garden and steps rising to gravelled and decked seating areas which take advantage of the splendid views.

A further gate leads to the lawned garden which is divided into two sections where there is a small kitchen garden and timber shed.

SITUATION.
Beaumont Guest House occupies an impressive position just off Seaton's long esplanade and sits slightly elevated above the beach gaining magnificent panoramic views over the sea and surrounding cliffs. Seaton is located on the World Heritage Jurassic Coast amongst some of East Devon's most glorious countryside. There is a small harbour at the mouth of the River Axe, with the estuary running through two nature reserves and giving unrivalled views of this dramatic stretch of coastline.

Seaton has an excellent range of amenities including many shops and boutiques, restaurants, public houses, an 'outstanding' primary school and the renowned Colyton Grammar School, one of the country's top mixed state schools, is situated about 2.5 miles away. It also offers sea pursuits such as sailing, paddle boarding and kayaking.

The market town of Axminster is approximately 7.5 miles to the north-east and has a mainline rail link to London Waterloo. The Cathedral City of Exeter lies about 26 miles to the west and has excellent shopping and sporting facilities, theatres, art centre, mainline express rail link to London Paddington, international airport and M5 access.
