THE PROPERTY. Richmond Lodge is an exceptionally handsome and substantial residence which was built circa 1908 and is a classic example of a high quality Edwardian residence, making it one of the towns finest homes. It is of traditional construction with principally brick elevations under a steeply pitched tiled roof and has an imposing appearance with its tall chimneys, eyebrow windows and dormer windows to the rear elevation. The property has been the subject of a significant programme of refurbishment and improvement within the last decade and has been completed to an exceptionally high standard with great care and attention given to the fittings and the overall finish. The accommodation still retains much of its original character with many fine period features still in evidence and this traditional feel blends beautifully with a more modern approach to some of the fittings and decorations. Richmond Lodge has extremely spacious and generously proportioned accommodation which will no doubt appeal to those looking for a roomy family house or for those looking for a comfortable home in which to retire. Worthy of particular mention is the superb kitchen/breakfast room which has an extensive range of units under granite work surfaces, large central island and limestone floors, and from here French doors open to the sun terrace which is the perfect spot for outdoor entertaining. There is also a delightful panelled dining room, two reception rooms with multi fuel burners and the principal bedroom is also worthy of note which has a luxury bath/shower room and door leading onto the balcony affording beautiful views over the town to Axe cliff and the sea beyond. Richmond Lodge benefits from 4/5 bedrooms to the first floor and there is also a second floor with a further two bedrooms, bathroom and landing/seating area. To summarise, Richmond Lodge is a handsome period home which has been finished to a very high standard and will no doubt suit those looking for a spacious house with delightful views close to the World Heritage Jurassic Coast. GARDENS & GROUNDS. The property is approached from Bunts Lane over a block-paved parking area adjacent to which is a substantial two storey outbuilding/garage which comprises a twin garage with two further store rooms. This building also has a staircase leading to a large loft/studio area above and could have further potential subject to the necessary planning consents being approved. To the rear of this building is the garden room which is glazed to three sides and has a glass vaulted roof and the original brick flower beds. This room overlooks the superb terrace and is sheltered by high brick walls. Adjoining the property itself is a large brick terrace and this takes full advantage of the delightful southerly aspect. Steps lead down into the gorgeous gardens which extend to just over half an acre and are beautifully established and laid on a number of levels, principally to areas of lawn which are interspersed with profusely stocked flower and shrub beds. Below the formal garden is a level area with a pond and there is also a small secret garden to the rear of the sun terrace. SITUATION. Richmond Lodge is situated in a highly sought-after residential location on the outskirts of this popular coastal town, which in turn sits on the magnificent World Heritage Jurassic Coast. The property stands in a slightly elevated location and takes advantage of a sunny southerly aspect and spectacular views over the rooftops to the sea, Axe Estuary and Axe Cliff. It is conveniently placed within walking distance (about half a mile) of the towns many amenities as well as the long esplanade, pebble beach and dramatic coastline. Seaton has an excellent selection of recreational and shopping facilities including supermarkets, bank, restaurants, independent shops, doctors surgery and hospital, sporting facilities and primary school. There are many walks both coastal and country close at hand including the breath-taking South West Coastal Path, as well as the Axe Estuary and Wetlands Nature Reserve which is a well-known location for serious bird watchers. The renowned Colyton Grammar School, one of England's top mixed state schools, is also nearby on the outskirts of the village of Colyford. The market town of Axminster is approximately 8 miles to the north east and has a good variety of shops, schools and leisure facilities and also a main line rail link to London Waterloo. The Cathedral City of Exeter is located about 28 miles distant and this has excellent shopping facilities, food hall, theatres, express rail link to London Paddington, international airport and M5 access. DIRECTIONS. Travelling easterly on the A3052 coastal road between Sidmouth and Colyford, take the turning at Tower Cross (at the Tower Petrol Station) onto Seaton Down Hill. Continue down the hill and through the 30mph signs. Take the next right hand turning onto Marlpit Lane and then right again immediately onto Bunts Lane. Richmond Lodge will be found after a short distance on your left hand side. SERVICES & LOCAL AUTHORITY. Mains electricity, water and drainage.
