Cosh Farm is the most northerly house in Littondale and is accessed via a 1.5 mile track only suitable for a 4x4 vehicle. The track leads to the plot of just over one Acre, where one finds the farmhouse along with the annex building.

There are two further Bedrooms, again with fabulous views over the valley. The House Bathroom has a roll top bath, part tiled walls, w.c. and Heritage wash hand basin.
The annex building has planning permission for conversion (subject to conditions), is part-converted at present but could offer two bedrooms, with an inverted layout having a Living and Kitchen / Diner on the first floor and two Bedrooms, Study and Shower Room to the ground floor.
Externally, the house is set in just over one acre of country land.

The water comes from a spring supply from the hillside and the water is filtered and passes through a UV tube.
The Aga is fuelled by lPG 50kg bottles collected when required (subject to a service contract agreement which the ingoing purchaser will need to agree), and the central heating is a mix of oil boiler, back boilers from 2 multi fuel stoves and the wind turbine heating supply.
The electricity comes from a 60ft wind turbine and small water turbine and is stored in a battery bank. The turbines work as follows, the 6kilo watt wind turbine charges the batteries then provides hot water and then goes to 3x 2kw electric heaters. The back-up generator is a 6kw petrol Honda.
Drainage is by way of a septic tank. The septic tank chambers were installed in the mid-80s and have never been tested or checked during the clients ownership. An ingoing purchaser must make their own investigations as to compliance and suitability.
The wind and water turbine were supplied by Turbine Services Ltd, now Border Hydro in Cockermouth. The whole house heating, electric, water supply wind and water turbine will need recommissioning and updating where necessary.
