DIRECTIONS

From Totnes Cross Filling Station, proceed on the A381 towards Kingsbridge for approximately 0.5 miles and then turn left towards Blackawton. Continue along this road for approximately 1 mile, and then bear left to continue towards Blackawton. Continue for a further mile and then turn right at Hutcherleigh Turn, continuing for a further 100 yards where the entrance gate to the land will be found on the right-hand side.

SITUATION

The new Modern Farm Building and land at Hutcherleigh Turn are situated in a rural location just 1 mile east the hamlet of Hutcherleigh within the parish of Blackawton in the South Hams area of South Devon.
The nearest town of Kingsbridge is approximately 7 miles to south-west, while the market town of Totnes is approximately 8 miles to the north via the A381 main road. The A38 dual carriageway expressway, connecting to the M5 motorway and national road network is approximately 8.5 miles to the north-west.

DESCRIPTION

The land extends to a total of 12.87 acres (5.21 ha) in all of mainly permanent pasture with some amenity woodland as outlined in red on the site plan. The new modern farm building for storage purposes (see planning consent below) extends to 1,366 square feet (127 square metres).

Extending to 4.79 acres in all (1.94 ha) of permanent pasture and to include the area occupied by the building, this lot is accessed through a single vehicular width gateway on the eastern boundary of the field parcel off the council maintained highway leading from Hutcherleigh Turn towards Hutcherleigh marked with a G on the site plan. A schedule of Lot 1 is as follows:-
The land benefits from a modern farm building, having been erected in 2023 with a total floor area of 13.8m x 9.2m (126.96 square metres). The height to the eaves being 4.3m and the height to the ridge being 5.5m.
Constructed of a galvanised steel and timber clear span portal frame with green box profile side cladding under a grey fibre cement roof.

PLANNING CONSENT

Planning consent was granted by South Hams District Council on 7 June 2022 permitting the development of an agricultural building for storage purposes, planning application reference 1103/22/FUL. LOT 2 -

Extending to 8.08 acres (3.27 ha) in all, the land is made up of 4.73 acres of permanent pasture previously being used for livestock grazing purposes, 1.05 acres of rough grassland taken out of management, and the balancing 2.30 acres an area of broadleaf amenity woodland. A schedule of Lot 2 is as follows:-
Lot 2 is accessed through a single vehicular width gateway in the north western corner of field parcel SX7950 3562 which is located on the western side of the council-maintained highway leading to Hutcherleigh.
The land is of a predominantly level gradient, but the area of woodland is of a moderate gradient and in some places steep. The woodland is accessed through a gateway situated on the north western corner of field parcel SX7950 2554 as marked with a G on the site plan.
There is a further gateway on the eastern boundary of Lot 2 which would allow for direct access from the council-maintained highway into the woodland, however this is currently overgrown with natural vegetation again marked with a G on the site plan.

SERVICES

Mains water supply to a water trough located inside the gateway on the eastern hedgeline of Lot 1 within field parcel SX7950 4574.
In the event that the lots are sold separately, the seller reserves the right to connect to this mains water supply and install an underground supply pipe through Lot 1 to serve Lot 2 and this supply to be sub metred accordingly. By reference to the sub meter, the buyer of Lot 2 would be required to pay the buyer of lot 1 for water consumed based on South West Water's prevailing rate.

TENURE

The land is being offered for sale on a freehold basis with vacant possession on legal completion.
