THE AGENT SAYS ..........
Woodlee is a most attractive Georgian villa offering immense charm and character including many original features of its period. The property occupies the major part of the formal frontage of the original house to include a grand approach to a very elegant ham stone pillared entrance and porch.

The property has for the first time become available for sale in over 40 years where it has been a much-loved family home. The property is now in need of an upgrade and offers an exciting opportunity for the new purchasers to re-design the accommodation to their specific requirements. The property has a fascinating local history and was one of the most important houses in the area.

THE ACCOMMODATION
The accommodation comprises formal ham stone pillared entrance into an outside porch with attractive niches either side. The original glazed double front door leads into the reception hall with the staircase off to one side. A separate cloakroom / WC is to the far end and a useful store cupboard to the side. An understairs door leads, via a ladder, down to an extensive cellar that details a superb brick painted ceiling. Outside access to the rear garden is at the far end. (There is an opportunity to put in a staircase offering better internal access if so required). This huge space offers the potential to create a further reception room, games room or cinema room, for example.

The main kitchen is fitted with a range of wall and base units providing excellent storage in addition to a breakfast area. This leads into the sitting room featuring a corner fireplace housing a wood burning stove. An original full height sash window complete with shutters looks out to the front garden area. The drawing room is a most impressive size to include high ceilings and retaining many original features. Of particular note is an original safe with the date stamp of 1815 seen to the far side. It is believed there was once an underground passage leading to North Petherton Church where the valuables and money were kept. A brick surround fireplace houses a wood burning stove. Steps to the far end of the room lead through French doors into a small garden room with a further door accessing the rear garden.

The main stairs lead up to part of the original circular landing with a roof light above allowing natural light in. The principal bedroom is spacious and light with views through the sash window to the front garden. To the side is an ensuite shower room. There are three further bedrooms, two of which include built in storage. The family bathroom includes a corner bath.

GARDENS AND GROUNDS
Woodlee is approached off the main road through a pillared entrance with cast iron gates following a graveled drive to a detached double garage and a car port off to the side. The formal gardens extends to either side of the drive and is laid mainly to lawn interspersed by attractive established flower borders and a wide variety of ornamental trees and shrubs providing complete privacy and seclusion. An ornamental stone tiered water fountain is a central feature. A substantial detached purpose built garden room is beyond and provides a wonderful reception space in which to enjoy the garden. It is also useful for outside entertaining and as a home office. A further workshop and garden shed completes the outside arrangement.

SURROUNDING AREA
The property is situated within the highly regarded small town of North Petherton which is located on the eastern edge of the foothills of the Quantocks. Here there is an excellent range of local amenities to include a parish church, shops, post office, doctors surgery, dentists and primary school. There is also a recreation ground close by. The town is also conveniently located for access to the M5, J23A and J24. The county town of Taunton has a comprehensive range of schools, shopping and recreational facilities. There is also a mainline rail station to London Paddington.
