Plans and particulars of the reserved matters referred to above, relating to the access, appearance, landscaping, layout and scale, shall be submitted in writing to the local planning authority and shall be carried out as approved.

Application for approval of the reserved matters shall be made to the local planning authority before the expiration of three years from the date of this permission.

The development hereby permitted shall be begun either before the expiration of [five] years from the date of this. Reasons: The application was submitted as an outline application in accordance with the provisions of Article 5(1) of the Town and Country Planning (Development

Management Procedure) Order 2015. In accordance with the provisions of Section 92 of the Town and Country Planning Act, 1990 (As amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Location
Burnham-on-Sea is a beautiful seaside town just a mile and half from the M5 J22, making it a wonderful place to enjoy the many wonders of Somerset. With a mile and a half of flat esplanade to stroll and enjoy the views out to sea or be amazed at the spectacular sunsets. The High Street is made up of mainly independent shops. There is a medical centre, dentists and chemists, a post office and bank as well as a couple of supermarkets and delis.

Directions
Heading out of Burnham-on-Sea on the B3140 towards Berrow, as the lighthouse comes into sight on the left, look out for Stoddens Road on the right. Continue along Stoddens Road until you see a Cooper and Tanner For Sale board on the right-hand side.
