Sheraton Cottage is a beautiful stone-built cottage, built circa 1850, situated within the pretty hamlet of Wark, close to the Scottish Border and the River Tweed. The property is in excellent order throughout having been carefully renovated by the current owners and offers well-balanced and spacious living accommodation.
Accommodation
The front door opens into a hallway with ample storage for boots and coats. Beyond is the spacious farmhouse style dining kitchen, which has solid butcher-block benches, plenty of cupboard space and a Belfast sink. There is an integrated double electric oven and hob with extraction hood and the kitchen also has the benefit of a cosy multi fuel stove. The bright living room also has a multi fuel stove and there is an open staircase leading to the first floor. The third bedroom (or study) leads off the living room and has a large, exposed stone fireplace. On the first floor, the large landing area has patio doors giving access to the rear garden and is a peaceful spot for relaxing/reading. There are two double bedrooms with built in storage cupboards, one bedroom has a newly fitted ensuite shower room with large shower cubicle, toilet and wash hand basin. The family bathroom has been renovated to an excellent standard with a freestanding roll top bath, close coupled toilet, wash hand basin with pedestal and recessed storage shelving.
Outside
The rear garden is accessed from the first floor of the house, where patio doors open out from the landing onto a decked area. The garden is laid to lawn with flower/shrub borders and a stonework patio. The elevation of the garden allows for beautiful rural views to the south and is also private with no immediate overlooking neighbours. The rear garden also has a shed and greenhouse. At the front of the property there are two good size stores built into either side of the house, one of which houses the oil central heating boiler and the other runs from the front to the rear of the property, perfect for storing garden equipment or used as a workshop.
Land
Sheraton Cottage comes with approximately 315m2 of land which is located within the village on the road leading to Sunilaws. The land is fenced off at the boundaries and is currently used as a kitchen garden.
Location
Wark is a popular rural hamlet located between Cornhill-on-Tweed (3 miles away) and Kelso (8.5 miles away). The town of Coldstream is also close by and has a wide range of amenities including doctor and dental surgeries, a primary school, vet, independent shops, convenience store and pubs. A wider range of amenities can be found in Berwick upon Tweed, the region's principal town, which lies 15 miles to the east and has a comprehensive variety of shops, facilities and entertainment. There is a mainline railway station in Berwick with regular services on the east coast mainline to Edinburgh, Newcastle upon Tyne and London.
