*** Vendor's comments:*** "Welcome to our family home on The Ruffetts, which is a quiet, tree-lined street that feels like a hidden gem away from the hustle and bustle of Croydon. We fell in love with this place 22 years ago, and it’s been a fantastic place to raise our family.

The Coombe Lane tram stop is a short 10-minute ride straight into East Croydon, making it super easy to get in and out of the city. Our teenagers loved the convenience of getting to college and enjoying city life.

This house has plenty of space with four bedrooms, three bathrooms, and three living spaces downstairs, including a kitchen diner, perfect for a growing family. Our son and his wife lived here with us and raised our grandson, who went to Royal Russell School just a short walk away. The garden has seen countless football games and cricket matches over the years, providing lots of fun and memories.

Chapel View the adjoining road has a lovely parade of shops, including Chapel View Plants, a yoga studio, a hairdresser, and the Heathfield News general store. For bigger shopping trips, Selsdon High Street is only half a mile away from Sainsbury’s and Aldi.

If you love nature and have dogs like we do, you’ll appreciate the nearby woodlands. Little Heath and Heathfield Gardens are a 10-minute walk away, and Selsdon Bird Sanctuary and Coombe Woods are just a short drive away. Our two family dogs loved exploring these areas and we’re sure yours will too.

As we’re retiring and the family has moved out, we’ve decided to downsize and head to the coast. We’d love to see a new family move in and enjoy making this house their home, just like we did. Come take a look and imagine your own memories being made here."
