General Remarks and Stipulations

Situation    The property is located some 2 miles east of the village of Llanbister in a hamlet known locally as The Pound. The village of Llanbadarn Fynydd lies some 5½ miles to the north west whilst the market town of Knighton is some 10 miles distant. The holding is situated adjacent to the council maintained road (B4356).

Directions    From Llandrindod Wells proceed north to Crossgates and continue on the A483 trunk road towards Newtown. After 7 miles turn right into the village of Llanbister. Continue up the hill and over the cattle grid onto the common. The Pound will be reached after 2 miles.

From Knighton proceed in a westerly direction on the A488 towards Penybont. After 3 miles turn right for Llangunllo. Continue through the village of Llangunllo and after 1 mile bear right under the Gravel Arch. Continue for 3½ miles until The Pound is reached.

Tenure    Is freehold.

Possession    Vacant possession will be given upon completion.

Ingoing    The property is sold free of any ingoing. No counter claim will be allowed for dilapidations (if any) or any other matter whatsoever.

Fixtures and Fittings    Only Fixtures and Fittings mentioned in these particulars are included with the sale of the freehold. Any others are expressly excluded.

Plans, Areas and Schedules    These are based on the Rural Land Register and are for reference only. Method of Sale    The property will be offered for sale by public auction on Thursday 24th August 2017. The purchaser(s) will be expected to pay a deposit of 10% of the purchase price at the fall of the hammer.

Conditions of Sale    The property will be sold subject to the special conditions of sale incorporated in the Contract which has been prepared by the vendors solicitors. The Contract and Special Conditions of Sale will be available for inspection at the offices of the agents and the vendors solicitors for seven days prior to the date of the auction.
