Situation
Ideally situated at the mouth of the River Exe, Exmouth is surrounded by the beautiful Devon countryside, yet is only 12 miles by road or rail from the Cathedral city of Exeter, with its Intercity railway station, airport, connection to the M5 motorway and all major shops and facilities. The town of Exmouth boasts over 3 miles of golden sands and a huge estuary and is well placed to take advantage of the numerous recreational facilities to be found by the Exe estuary and East Devon coastline, including the excellent facilities of Woodbury Park Golf and Country Club. A range of other amenities, including boating, sailing, water ski-ing, walking, a modern sports centre, swimming pool and marina are all available.
Description
Situated close to the beach, town centre and Marina, Camperdown Terrace is a considered a special place to live and houses in the road rarely come onto the market. This particular property is on the market for the first time in many years and has a fantastic garden with direct access from the bottom into the river via a small beach. The views from the garden and main house are stunning and it is possible to see almost the length of the estuary as far as Exeter. The house would benefit from some updating and offers huge potential with spacious adaptable accommodation including a large attic with a new roof completed in 2020. On the ground floor are two reception rooms, a large kitchen/breakfast room, downstairs bathroom and guest cloakroom. The first floor has 3 bedrooms (one with an open fireplace) and a bathroom with the rear bedroom enjoying stunning views down the estuary. The garden is split into two sections, divided by a path running behind the terrace. The first section is a small garden with lawn and the second section is much bigger also laid to lawn with a patio at the bottom leading on to the beach and water.
