Motis Estates are proud to advertise a former church hall which has been partly converted into two residential flats situated in the heart of Folkestone with fantastic connections to local transport links, and Folkestone Central, taking you to London in less than an hour.

Situated on the edge of Folkestone town centre, the property is within a residential area and currently has a use class of D1. Planning Permission has been refused for change of use to Residential (C3) into two dwellings - 21/1770/FH however an appeal could be undertaken.

The recommendations for refusal were due to:

The proposed development would amount to an over intensive use of the site resulting in the bedrooms of the proposed dwellings being served only by obscure glazed windows or roof lights, giving rise to an unacceptable degree of outlook, and in amenity space abutting the public highway which would, by virtue of its location, size and layout, fail to provide private, useable space of a size commensurate with that of the dwellings proposed.

The proposed development would therefore giverise to sub-standard accommodation, significantly harmful to the residential amenity of future occupiers, contrary to policy HB1 and HB3 of the Places and Policies Local Plan and paragraph 130 of the National Planning Policy Framework.

The proposed cycle storage and bin storage in the front garden areas, in conjunction with the fencing inside the existing boundary treatment, would give rise to a cluttered and obtrusive appearance, with consequent harm to the character and appearance of the street scene contrary to Places and Policies Local Plan policies HB1 and HB8.

Works have been undertaken to commence the conversion with the floor insulated and levellled, a number of the wall partitions being installed and first plumbing installed.

On street parking is available outside the premises for free for 1 hour. There are several public car parks including multi storeys within easy walking distance of the premises.

The property comprises the following:

Flat A: 82 sq m (2 Bedroom Flat)
Flat C: 59 sq m (1 Bedroom Flat)

Energy Performance Certificate: Exempt as Development

Services: Water, Drainage and Electric

FOR SALE: Offers above £300,000

Offers may be subject to planning permission with a non refundable deposit taken to take the property off the market and undertake the necessary works, alter the drawings and prepare surveys to appeal the refused planning permission.

Rateable Value: The building has not been assessed.

Council Tax: The building will be assessed for Council Tax upon completion and approval of change of use to C3.
