Mark Holloway of Propertynest is delighted to bring to the market this very well presented three double bedroom, end of terrace house.

Situated at the top end of Whitley Road in Yateley this property (in Mark's opinion) provides excellent accommodation for first time buyers and people looking to downsize.

The current owners have altered their home to provide additional space including creating a beautiful downstairs shower room with w.c. and a spacious office. The lounge leads through to a dining area and kitchen and you go on through to the large conservatory which is complete with heating and air conditioning enabling easy use all year long and it is also used as a utility space. Subject to the current planning regulations there is plenty of scope to further incorporate this space into the house.

To the first floor can be found three double bedrooms with two larger ones for the main and guest and a smaller one currently used as a nursery. The family bathroom complete with bath and separate shower is situated off the landing as is the w.c.

The front of the property has driveway parking for two cars and there is side access to the rear of the property. The rear garden is tiered and affords lovely views across the road to the woods. This is a great entertaining space with the large top terrace attracting sun throughout most of the day. There is plenty of room for Al Fresco dining or just relaxing. A rear gate gives access to the footpath behind the house and provides easy access to the woods and local amenities.

With regards to the area, Whitley Road is a quiet side road with lots of amenities within walking distance including country walks, playgrounds, shops and a pub. Waitrose supermarket, chemist, newsagents and doctors surgery are a short drive away and closer to home you will find a convenience store and other smaller shops and cafe just down the road. Further afield you will find The Dog & Patridge, Yateley's finest Public House, caf?s and a variety of restaurants.

Yateley, itself, is a small town located in the North East of Hampshire and has a fantastic amount going for it. Lots of green spaces, famous carp fishing lakes, two activity lakes for watersports subject to membership, two petrol stations, numerous shops, cafes and other stores.

With regards to the social aspect if you want to get out and about there are football, hockey, cricket and bowls clubs. There is a public nine hole golf course with Bistro 19 attached if you fancy a beverage on the 19th or just a hot cup of tea. An additional benefit is the driving range as well. There are two gyms and one of these comes with a swimming pool.

Educationally there are two secondary schools to choose from with Yateley being the closest and Frogmore a short bus or car ride away. Yateley also benefits from numerous infant and primary schools as well. Point of note is that Yateley Secondary School also provides a Sixth Form. Two private schools are also located in the town with Yateley Manor being the longest standing one and it has an excellent reputation. Yateley also provides access to both the M3 and the M4 as well as the A30. Trains can be found stationed at Blackwater as well as Sandhurst for access to Gatwick and Reading.
