Crudwell is almost equidistant between Cirencester, Tetbury and Malmesbury, on the Wiltshire/ Gloucestershire borders.

This rural village has an enviable reputation amongst pub food lovers, one of the two pubs; The Potting Shed, was 'Pub of the Year 2012', the other pub the Wheatsheaf is a family pub which serves good food. There are two hotels, the Rectory Hotel and the Mayfield House Hotel, both
with popular restaurants.

The village has an 'Outstanding Ofsted' primary school and a charming Grade I listed medieval church with an active congregation of all ages.

There is a Village Hall used by Pre-school Play Group, Scouts and Girl Guides, a cricket team and
tennis club. The village has a Post Office counter and there is excellent shopping available locally in
Cirencester and Malmesbury; the former having both a Waitrose and a Tesco Superstore. Cirencester and Malmesbury are traditional market
towns retaining a wide range of independent retailers, they also offer modern leisure centres with swimming pools and private Spa Health Clubs.

There is an excellent range of schools in the area including the Academy school in Malmesbury.
Private schools include Beaudesert Park at Minchinhampton, Rendcomb, Westonbirt, Pinewood, Hatherop Castle, Dean Close and Cheltenham Colleges plus of course the nearby Royal Agricultural University.

The property is only a short drive to Junction 17 of the M4. Kemble Station is about 4 miles, which has
a frequent service to both London Paddington (from approximately 75 journey time) and Cheltenham.

Gloucestershire has long been associated with equestrian events including National Hunt racing at
Cheltenham, polo at Cirencester Park and the Badminton and Gatcombe Horse Trials.

Crudwell House is hidden behind a traditional Cotswold stone wall and pleached beech trees. The driveway is accessed through electric wrought iron gates. The gravel drive sweeps round the front of the house which gives the house a certain sense of arrival. This continues round to the courtyard to the rear and through an arch to the three bedroom cottage to the rear. The courtyard includes a range of period outbuildings comprising two garages, a stable and a workshop.

The gardens are delightful. Lying mainly to the south and west of the house, they are partly enclosed within high Cotswold stone walls and comprise lawns with mixed borders whilst studded with some spectacular mature trees.

There is a terrace adjoining the house leading off the garden room which overlooks the swimming pool and the tennis court to the side. Beyond the tennis court is a useful Dutch barn and an orchard. The land to the west is all permanent pasture and is wrapped by mature hedging.
