1 Zenith is the largest of seven contemporary townhouses within an exciting and unique development, built to exacting standards by highly-regarded developers Cityscape. This four storey house offers light-filled west facing accommodation and has two gardens, including the roof garden, perfectly positioned for afternoon and evening entertaining or for enjoying views of the city, cathedral and of the Haldon Hills in the distance. The property's unique Art Deco façade is merely a taste of the exquisite townhouses within. Features of note include porcelain floor tiles on the ground floor, solid oak floorboards on the second and third floors, oak veneer doors, underfloor heating, blue-tinted glazing, an alarm system and energy efficient appliances throughout. The property also benefits from a useful electric dumbwaiter on the ground floor, ideal for carrying shopping to the kitchen on the second floor.
The ground floor accommodation includes a spacious drawing room with French doors to the garden, suitable for use as an additional bedroom if required, together with a neighbouring shower room. The first floor comprises a good-size main bedroom with ample built-in storage, a contemporary en suite shower room and lovely views. There are two further well-proportioned bedrooms with courtyard views and a large family bathroom. The second floor is dedicated to a fabulous, extensive 40ft open plan kitchen, dining and sitting room. The kitchen provides a range of stylish units with quartz worktops, a breakfast bar, an integrated Miele oven/grill and warming drawer, large induction hob, microwave, AEG fridge, freezer and larder cupboard. The kitchen opens into a dining area and on to a rear aspect sitting room with excellent city views. The third floor features a spacious and versatile family room/study, suitable for a wide variety of uses such as a studio or games room, with floor-to-ceiling glazing incorporating bi-fold doors giving access to a decked roof garden, the whole offering far-reaching panoramic views.
A note from the owners:
We are in lockdown here in Zenith, since mid March and who knows for how much longer? Just the two of us, and how many times has one or other of us said "we are so lucky to be in this house, in this location"?
This is not the usual agent speak, but what really convinces you about a house that you have made the right choice is not only its history, architecture or how pleasing the lines of the building, but what it is like to live in. We are truly lucky to be here. This house works for us in so many ways.
First, living much of the day on the second floor lifts us up so we look out over the treetops towards the Cathedral and beyond to the Halden Hills and Dartmoor. This room is full of light.
Up on third floor above, if you want to be by yourself is the pleasure that is the third floor. This is my husband's room and he has here everything that makes him happy, books, computer, music system and even better views. Best of all the bifold doors open on the large terrace, a good place for a drop of fine wine.
For me, I do all my crafting down on the ground floor where I have loads of room for my stash of yarns, books, sewing kit and in these confined times, Pilates equipment. There is also a really comfy sofa bed for when our grandchildren are able to come and stay again. It's yet another light filled room, with underfloor heating and leads out to an inner courtyard which is home to the outdoor oven and pot plants. There is a decked area where sit our outdoor table and chairs.
Magdalen Road has supplied all our needs for shopping. Who knew that the fishmonger, farm shop and deli would all keep us fed during these difficult weeks?
You'll be wondering why we want to move. Well I'm almost 80 and my husband is even older and the time is coming when we will be better off not so far away from all our family......
1 Zenith is situated in an enviable position in highly sought-after St. Leonards. The Magdalen Road shops, moments away, include an award winning fishmonger and butcher, wine shop and bakery as well as three cafés, a pub and a delicatessen. Exeter is the most thriving city in the South West and offers a wide choice of cultural activities with the theatre, the museum, arts centre and a wealth of good restaurants and shopping including John Lewis & Waitrose. The M5 motorway at Exeter provides links to the A38 to Plymouth, the A30 to Cornwall and Bristol and London to the North and East. There are regular rail services to London from Exeter St Davids, taking as little as just over two hours.
1 Zenith has a gated entrance with an entryphone system and a private, shared secure courtyard to the rear which gives access to the dedicated parking space and integral garage. There is a pretty, low-maintenance walled garden on the ground floor with decking, providing the perfect space for al fresco dining and entertaining. The roof garden, on the third floor, has wonderful panoramic views.
