The Lindens is an attractive Grade II Listed early 18th Century farmhouse with an early 16th Century core. Built of red brick elevations under pantile roof, the property is mentioned in Pevsner’s The Buildings of England as ?remarkable for having evidence of a lobby-entrance plan, yet the date must be C16. Part timber frame and part brick, it was encased and extended early in the C18. The older stack has diamond shafts’. Inside, the property has some lovely rooms, particularly the double aspect reception room with inglenook fireplace and the cosier sitting room with wooden flooring and brick lined fireplace with inset stove. The kitchen is spacious with large breakfast table, gas fired Rayburn range cooker and handcrafted kitchen units. A large dining room provides a more formal setting and gives access to a conservatory which leads to a patio and the garden. The property benefits from two entrance halls with herringbone parquet flooring; the front hall has an interesting wood framed panelled wall, whilst the rear hall has grand proportions and a staircase up to a galleried landing on the first floor. Upstairs is the main bedroom with large walk in cupboard, as well as three further bedrooms, all served by a separate family bathroom with shower unit. At the end of the hallway is another large bedroom with en suite shower room, which also leads to another bedroom with hatch staircase down to a games room. The games room is otherwise accessed from outside and along with the room upstairs, could become a self-contained annexe.
The Lindens is located on a no through road in Horsford, a village 4 miles north of Norwich with a village store with post office, butcher, bakery, an Indian restaurant and a first and middle school. The cathedral city of Norwich is the regional centre for East Anglia and provides a comprehensive range of shopping, cultural leisure and educational facilities. Norwich Railway Station provides a regular service to London Liverpool Street (about 110 minutes) and to Cambridge (about 70 minutes). The expanding Norwich International Airport is north of the city. The attractive market town of Aylsham (7 miles) offers good shopping facilities in the square, as does Holt (14 miles), a Georgian market town renowned for its independent retail boutique shopping and being home to Gresham's public school which educates boys and girls between 3 and 18 years of age. Other private schools in the vicinity to note are the Norwich Schools, Taverham Hall and Beeston Hall preparatory.
Outside, The Lindens is approached through a walled entrance onto a gravel drive with lawned turning circle and central flower bed. The drive continues to the right of the property where there is a double garage and plenty of space to park several vehicles. The gardens are very mature with established flowerbeds all around the house that are interspersed through a flowing lawn, as well as shrub and hedge borders and a number of prominent trees on the northern boundary. The garden also benefits from a summerhouse with its own decking area.
