The Property
As a whole extending to about 126 acres (51 ha) of predominately gently undulating pasture land in two main blocks with some woodland plantations enclosed by a mix of traditional dry stone walling and more modern fencing. The buildings are a mix of traditional stone and more modern buildings which may have potential for alternative uses subject to the grant of planning permission. Period farmhouse with three bedrooms, two reception rooms and cellar. Attached cottage with two bedrooms and a sitting room.

The Farmhouse
Approached from Weston Lane at its junction with Moor Lane this traditional stone farmhouse was built we believe in 1855 with a south facing aspect and views towards the Yorkshire Dales and over the attractive surrounding countryside. The accommodation is principally arranged over two floors. On the ground floor there is large sitting room that has been used as a tea room in the past, a further sitting/dining room, kitchen and a cellar at lower ground floor level. On the
first floor there is a principal bedroom with ensuite shower room, two further bedrooms and a family bathroom.

Outside the majority of the gardens lie to the front and side of the house and there is ample parking to the rear and side of the property. There are two outside WC's, one of which is disabled compliant.

The Cottage
Attached to The Farmhouse and arranged over two floors. On the ground floor there is a sitting room and kitchen and on the first floor two bedrooms and a bathroom. Outside the garden lies to the front and side of the cottage and there is an attached single garage.

The Farm Buildings
These are situated to the rear of Cockpit Farmhouse and Cottage and access is gained via a number of entrances from Moor Lane. The farm buildings comprise; Six bay livestock building with a steel portal frame clad with block walling to the lower level and Yorkshire boarding to the upper under a ventilated corrugated roof with roof lights Three bay general purpose barn with a steel portal frame clad with block walling and corrugated sheet under a ventilated corrugated roof with roof lights.

An extensive range of traditional stone built barns and byres that may have potential to be developed for alternative uses subject to the grant of planning permission lie immediately behind the farmhouse.

There are two further smaller open fronted barns and stores.

The Land
Extends to about 126 acres (51 ha) in total and is arranged in two blocks being predominately permanent pasture and classified as being of Grade 3 quality. The soil is described as slowly permeable, seasonally wet and is a base-rich loam with clay. There are a number of small woodland plantations and areas of standing timber interspersed throughout the farm and these are mainly broadleaf species and of amenity character and value.

The land is accessed from both Weston Lane and Moor Lane.

Cockpit Farm lies in a much sought after location on the edge of the picturesque village of Weston on the outskirts of the popular town of Otley in the Wharfe Valley and on the edge of the Yorkshire Dales National Park and Nidderdale Area of Outstanding Natural Beauty. Otley is a thriving town and has a good range of shops and supermarkets and well regarded schools for children of all ages including Prince Henrys Grammar School and Ilkley Grammar School. The area is well located, is easily accessible and renowned for its many sporting, leisure and recreational opportunities.
