Immaculate bungalow in Bromyard with 3 double bedrooms, large sitting room, kitchen/breakfast room, family bathroom, new double glazed windows to the rear, driveway parking and pretty, mature lawned gardens. Also with a lovely 1 bedroom, detached annexe with it's own private garden which would rent for ?750 pcm to help with bills!

Built in 1934 this attractive and charming bungalow is nestled at the end of Frome Close only a few minutes walk to Co-Op and Legges the top class deli.

New to the market after 32 years, Rosedale feels so loved and cared for. It has a happy feel and I know that much joy and laughter has been absorbed by these walls, memories made, lives fully lived.

Enter via the entrance hall. A sun filled and airy room with a utility area and space to hang coats, plus a cupboard with the new Worcester Bosch boiler.

The kitchen is a great size, (15'7 x 13'1) with door to the rear garden where a magnificent magnolia is currently in full bloom and a door through to the 18"8 sitting room which has large glass windows and allows maximum light to flood in.

Warm fitted country kitchen with plenty of storage consisting of an electric range cooker with ceramic hob, ceramic sink with mixer tap/spray, wooden worktops, tile backsplash, dresser and space for a farmhouse table, the scene of many a hearty lunch and supper. Appliances include a free standing dishwasher, fridge and freezer.

From the sitting room head to the three double bedrooms that are an ideal size, all with space to install a wall of fitted wardrobes & with fresh carpets and delightful garden views.

The family shower room, off the sitting room, is half tiled and includes a walk-in shower, wash basin and separate WC, much preferred!

Rosedale was re-roofed in 2012. The loft is easily accessed & fully insulated. It's a vast space and provides the opportunity to add a main bedroom suite or two further bedrooms (subject to necessary planning permission) should you so desire.

The well-designed separate Annexe is perfect (see floor plan) and is rented out to bring in additional income. It is a great space with the bonus of having it's own private entrance, private garden and parking. Perfect as either excellent guest accommodation, a home office or a useful annexe for a dependent relative wanting some personal space and privacy. Council Tax Band A

Rosedale is tucked away at the end of Frome Close. With no passing traffic it's a tranquil spot you wouldn't know was there; if you value peace and quiet this is the ideal home for you. The entrance to the house is underwhelming via a small close of houses but when you are in via the 5 bar gate, you are home.

Bromyard remains unspoilt, kind, unique and the nicest people imaginable are drawn to this adorable town. It used to be a real farming community and hosts Morris Dancing events and the Bromyard Folk Festival, a 3 day event held in September each year. The Town Criers Festival is held in May as is the Speed Festival, a celebration of cars through the ages.

OUTSIDE

The owners adore gardening. The wrap-around lawns and pretty gardens include weeping willow trees, an acer, purple magnolia, cherry and fruit trees and seasonal plants such as tulips, daffodils and crocus.

The property is enclosed, private and adjacent to open fields with far-reaching countryside views yet within easy reach of Co-Op and Legges on Tenbury Road.

There is a pergola at the side that, with a little imagination I would grow grape vines up and around and pretend to be Italian and host charming summer lunches with friends and family! Or you could extend the house and add 2 ensuites, subject to planning of course.

There is a super sized garden shed for those with a love of sheds!

We think Rosedale is a gem...the bungalow is beautifully presented and well-maintained. One instantly feels at home here and I look forward to showing you the house soon.

DIRECTIONS to Rosedale. Use these directions as the post code won't help you!

Rosedale can be found at the end of Frome Close, so go past Legges the deli on your right and just past the large Co-op and take the next left into Winslow Road and after 300 yards turn right into Frome Close. Go straight to the end and you will see a wooden 5 bar gate. Please drive in and park on the driveway.

Bromyard is a lovely, safe place and one of my favourite small towns. With a real community feel some of the nicest, down to earth folk I have ever had the pleasure of meeting live here. For a few years I raised my son here and we happily lived here too!

With a population of nearly 5,000 it is situated in the valley of the River Frome and lies near the county border with Worcestershire. Unspoilt, with a generous number of pubs, popular bakery, local independent shops and cafes, theatre, leisure centre, two primary schools and a High school plus Legges - a sensational delicatessen selling meat and local produce that is second to none.

Just 12 miles to Malvern, 15 miles to Worcester and 14 miles to Hereford. Great walks in any direction ideal for dog walkers and cyclists. There is the National Trusts Brockhampton Estate just up the hill which features a beautiful medieval house to look around and wonderful walks. Live and Let Live is a picturesque and very popular pub a few miles up the hill on the road to Worcester.

Known as the Town of Festivals including the Folk, Scarecrow, Marmalade and Speed Festivals which are held yearly along with Nostock a music festival held a few miles out of town for four days each year.
