Owners Comments...

We were originally attracted to this property firstly due to its ideal location, being walkable distance to the park and ride with access into Reading station directly into London Paddington for work. In addition, it is ideally situated on the M4, providing easy driving access around the country with our families spread across the North and South of England. Also convenient driving access into Reading town centre. Despite being close to the M4, we find that we still have walking access to the countryside directly from our estate, which was a blessing not only during COVID, but also with us enjoying the outdoors and being dog owners.

The main features of the house itself that lured us in include the open plan kitchen, diner and lounge, as it provides for a very sociable atmosphere for hosting family and friends, allowing for a more comfortable living space. Additionally having the additional downstairs toilet is very convenient when hosting.

The carpeted lounge/diner makes for a more cosy feel of the house compared to some in the area which are laminate flooring. The storage space within the house allows a compact space to still feel tidy and clutter free, including the under stairs cupboard, inbuilt cupboard and double wardrobe in the 2nd bedroom and the fully boarded loft space.

With the garden being south facing, it allows for enjoyment of both winter and summer sun and feels well lit and bright throughout the year. The patio doors opening directly onto the garden allows for a further light and open feel of the house and very useful if you have a dog or young children for increased playing space between the lounge and the garden.

We are looking to upsize closer to family, but we’ll certainly miss this house and area for sure and would highly recommend as a lovely home where you will be very happy!

Upstairs is equally as well proportioned with two double bedrooms, fitted storage, and a three piece bathroom suite. There's allocated parking right out the front of the house and the garden is the perfect size for the house and has a nice sunny south facing aspect.

The house is positioned just off Fawn Drive on a small terrace of four homes - it's close to the A33 and access to the M4 is easy within a few minute's drive. The thing that we love about this spot in particular is the amount of green space, with an abundance of walks to enjoy on your doorstep.

Three Mile Cross has local amenities including a handy Budgens and recently re-opened pub The Swan just a short walk away and you're not too far from either Shinfield or Lower Earley offering further amenities and pubs. You are well positioned for access into Reading and Wokingham towns, you have public transport links including Mereoak Park and Ride just a short walk away from this property and you also have easy access to the new train link in Green Park, making it much easier to commute to London now.
