Seller's View

"We have been very happy living here for over 25 years. This house was perfect for our children as they grew up-plenty of space for indoor and outdoor play, room for sleepovers and parties, nearby bus routes for a trip into town and plenty of parking space when they started driving.
The garden is wonderfully quiet and not overlooked at all. We have enjoyed growing our own in the small veg patch and watching the variety of birds that visit. The summer house was a great addition; as it’s fully insulated it is possible to sit in there most of the year and really comes into its own in the summer when the front opens out onto the patio, where there is great space for entertaining.
We have appreciated being within a short distance of local amenities like shops, pubs and buses, as well as being able to walk in the Nature Reserve and the University campus.
What do we like best about this house? There are so many things we love… the spacious kitchen, the light and airy rooms, the wood burning stove, the flexibility of the living spaces and the quiet and secure location. So many things to miss!"

Agents View

This is a really special family home that has been lovingly looked after and enjoyed by the sellers who are now ready to pass it on to the next lucky owners.

Approached off a private drive at the end of this beautiful tree-lined street, the driveway has enough room for approximately 6 cars to park plus a double garage. Being accessed off the street gives a sense of seclusion and privacy.
The area is exceptionally quiet with little or no road noise.

Stepping inside the house, the spacious entrance hallway sits in the center of the property. The ground floor cloakroom/WC has ample space for shoes and coats.

There are two large living rooms, one with a beautiful wood burner and the other with patio doors out to one side of the beautiful gardens. Dubbed the "teenagers hangout" it is ideal for larger families seeking separate spaces yet the double doors connecting the rooms can be opened up, ideal for entertaining.

The kitchen/ diner really feels like the hub of the home and has plenty of storage and worktop space and a large range cooker. Just off the kitchen is a snug which was previously a kids playroom ideally placed right by the kitchen. It could also work well as a study. The formal dining room, with views over the garden, is also large enough to double up as extra work from home space or could be knocked through to form a huge kitchen/ family room if desired.

To the other end of the kitchen is a utility area with pantry, ample storage and space for washing machine and tumble dryer. There is also access through to the bin store, a 2nd ground floor WC and double garage which could be converted into even more living space if required.

Upstairs there are five double bedrooms, all of which have built in wardrobes and large windows flooding the rooms with natural light.

Bedroom one has a full walk in wardrobe and en-suite with bath and double shower.

Should five bedrooms not be required, bedrooms four and five could easily be combined to create a large room with potential for another en-suite.

Outside the wraparound gardens are a stunning place to relax and enjoy the peace and quiet. There are two separate lawn areas, large patio area, two sheds, green house, vegetable patch and a pond. All of which are totally private and non-overlooked.

There is also the added bonus of the fully insulated summer house with tri fold doors, it is the perfect place to sit and take in the lovely views of the garden. In fact the sellers regularly enjoy lunch in there whilst enjoying the view and seclusion.

Lastly, the workshop is a DIY enthusiasts dream and offers even more storage options.

The property is in good condition throughout with added highlights such as a water softener, filtered drinking water from the kitchen tap and 1.2 gig wired internet.

Our favourite aspects are the stunning and peaceful gardens, large living rooms and tucked away location in such a prime road.
