The Sellers View
We loved this beautiful apartment from the first day we saw it. Now that we are expecting a little one, we are ready to say goodbye to our beautiful home.

You are within a stone throw of Starbucks (where I get my morning coffee!), Home Bargains, Food Warehouse, Matalan, Greggs, and Londis (it’s open 24 hours so you’ll never run out of loo roll).

Neighbours are quiet and lovely and even though you are on the main road, you can hear a pin drop once inside. This is perfect for me as I work from home and get the silence I need.

You are also within walking distance of the town centre. To get there, you will walk along the beautiful River Kennet which is absolutely stunning in the summer. There are also plenty of streetlights so you will feel safe at night. I have never seen any antisocial behaviour since living here so you don’t have to worry about that.

It’s been difficult to say goodbye as we have put our heart and soul into this flat but we hope the new owner(s) love it as much as we do.

The Agents View
Wow! What an absolutely stunning apartment. The space in this property is hard to find elsewhere for a one bedroom apartment at this price point.

The apartment sits at the end of the corridor on the first floor of this building which was only completed nearly a year ago. As you open the front door, you are met by a spacious hallway which gives access to all rooms and a decent size hallway cupboard. The bedroom is massive, I was shocked when I first saw it! You can easily accommodate a super king bed, large wardrobes (which the owners are happy to leave behind) and plenty of other furniture too. The current owners even have a work space set up in the room, and it really doesn't make it feel cramped at all.

The open plan living room/kitchen is a great space to relax or entertain in. The kitchen is beautiful, yet practical. It has built in appliances, including a dishwasher, washing machine and full size fridge freezer. There is plenty of room to have a dining table and chairs (although this space is currently taken up by their rabbits). The living area comfortably accommodates all of the furniture you need to make this a great space to relax.

The bathroom is superb and hosts a modern three piece suite and heated towel rail.

I love the fact you have underfloor heating in the bedroom, hallway and living room/kitchen. There's nothing better than walking on a warm floor on a cold day, you really have to try it. The intercom in the hallway is a great toy for those who like their gadgets. Not only does it show you who is knocking at the front door, but it has a few other tricks up its sleeves too.

The development is completely gated and secure, with electric opening gates you control via a fob. You get one allocated parking space and there are quite a few visitor parking spaces should you have friends or family over. This is a real treat as visitor parking spaces are rare in any gated development i've ever been too (and I've been to a lot!).

The Area View
Cadogan House is located on the corner of Rose Kiln Lane and the A33, so it offers superb access to so many local amenities. It only takes 6 minutes to reach junction 11 of the M4 motorway for those who need the motorway. For those who need access to trains, Reading Station is a only a 26 minute walk away, but there are bus stops close by which can take you there if its raining. You can walk to The Oracle in around 17 minutes if you walk down the Kennet, so you really aren't far from the restaurants, shops, cafes and bars that Reading has to offer. The new Starbucks on Rose Kiln Lane is so close you could easily call it "en suite" to the apartment. For those who love a decent coffee in the morning, you can easily incorporate this into your commute, especially as it has a drive thru too!
