Upon setting foot in the development I instantly fell in love with the property and its surrounding area. Built in 2015, it's a uniquely charming development with only twelve other houses, nestled amidst picturesque green fields and the nearby beautiful Kennet and Avon Canal. I've enjoyed countless days taking wonderful walks along the canal, whether venturing to Greenham Common or towards the much-loved favourite local, the Rowbarge pub.
This development is great for everyone and has a community like no other, with friendly neighbours gathering for leisurely dog walks or socialising with a few beers at the local pub. With the quiet and peaceful surroundings you would not know that it is a perfect location for commuting either by road or rail. A stone's throw away lies the train station, providing fast and direct routes to Reading (16mins) and London Paddington (46mins).
Inside, the house has been fitted out with the same beautiful porcelain tiles in the entrance, downstairs toilet, kitchen, dining area, and upstairs bathroom. Perfectly complimented with wool carpeting throughout the lounge, all three bedrooms, the stairway, and the upstairs hallway. The spacious garden features a delightful patio complete with a BBQ area offering a sun-soaked retreat year-round against a backdrop of the green fields and wild flowers, sometimes dotted with sheep passing by.

Wow! What a stunning property in an equally stunning development.
Ever heard of Rainsford Farm Mews? No, not many people have. This unique collection of houses are nestled at the end of what feels like a country lane, literally the other side of the River Kennet from Thatcham train station. You've probably driven past a thousand times and not known it was there. Built by Bellway Homes in 2015, the homes in this private street where constructed with a barn conversion feel in mind. The rural appeal doesn't just finish there, you need to see the views off the back of this wonderful home.
As you first step over the threshold, you are met by a surprisingly wide hallway with beautiful (yet practical) tiled flooring, doors to the living room, a downstairs WC and understairs storage cupboard. The reception room is a really generous size, with a large window giving views of the wood panelling and rustic brickwork of your neighbours homes. You comfortably have enough room for a large corner sofa, TV table, and any other furnishings you need to make this a cosy, relaxing space. Across the back of the property is the open plan kitchen/dining room. The kitchen is so in keeping with this homes rural ambience due to the shaker style cupboards. Nicely tucked away are the built in fridge/freezer and washing machine, with the additional benefit of a one and a half bowl sink and four ring gas hob. The seller further enhanced the kitchens practicability by adding the breakfast bar and additional storage on the back wall when she first took the keys from the developer. The beautiful tiled flooring in the kitchen extends through to the dining area. The third bedroom is a really comfortable single room, or office if you work from home, but if could also accommodate a smaller double bed if you needed it to. Officially its parking for one vehicle, but if you have two small/average size cars, you could squeeze them both underneath. The rear garden is lovely and really easy to maintain with a patio area occupying the end of the garden. The patio is in a prime position for the views over the fields and River Kennet. There is a rear access gate which circles back to the front of the home, super convenient if you want to bring bikes round the back to store in the shed.
To keep this development looking at its best, there is a six monthly service charge of circa £650, so on average around £110 a month. Not only does this go towards the upkeep of the road, as the development is not on mains sewage, its also used to pay for the maintenance and emptying of the communal septic tank. Because of this though, you wont pay for water treatment as part of your water bill.
