This is our family home and we have loved living close to the beautiful Cantley Park and within walking distance of Wokingham high street with its many coffee shops and restaurants. It’s a lovely light filled house with plenty of space and four double bedrooms. The house has a great garden, perfectly positioned to catch the sun, and our children have spent endless hours playing outside over the years.

We have wonderful neighbours and are within walking distance of some great schools in the area. There are two play parks right on our doorstep, and a small Coop within a 5 minute walk for any emergency grocery stops!

This house really does have some serious curb appeal, and its not only good looking from the outside but inside has been extremely well loved and looked after. Our sellers have perfectly summed up why not only is this a great house but also a fantastic location with so much green space and amenities right on your doorstep.

As you can see this home has some fantastic space on offer both upstairs and downstairs with some great room sizes. The home has a central entrance hallway which has storage under the stairs, across from this you have the cloakroom which also doubles as a utility room with washing machine and cupboard space. You've also got a separate study which is currently set up as a playroom, but the living room is one of our favourite rooms in this home. The sellers have created a media wall with ample storage but we love the amount of light coming in through the bay window.

The living room, which has double doors connecting it to the dining room at the back where the home offers a superb open plan kitchen and dining space with French doors leading onto the garden. This is an ideal entertaining room and then kitchen as you'd expect comes with integrated appliances such a double ovens, fridge freezer and dishwasher.

Upstairs all of the bedrooms are a good size doubles with three of them boasting built in wardrobes. But the master bedroom is fantastic with its feature panelling, bay window and the all important en suite shower room. You've also got a main family bathroom and ample storage in the loft space.

The garden we are confident, is one of the largest in the development with a westerly aspect it gets plenty of sun. The sellers have created a lovely sun trap seating area in the corner but its also worth noting that there is some additional garden space access via a gate at the back. There is a gate with side access and also access to the garage. Whilst to the front you have driveway parking for multiple vehicles. Nicholson Drive is a lovely, quiet location that sits just off of Queens Road in the popular Emmbrook Place development and is only a 25 minute walk to Wokingham Town Centre and its Train Station. Just a few minutes walk away you have a CO OP for all of your essentials and also St. Cecilia's Primary School just just across the road. If you fancy a drink and some food, then the Dog & Duck pub is only 5 minutes away too and is a very popular stop the the locals. This location has plenty of green space and walks on offer right on your doorstep such a Cantley Park and Ashridge Meadow only minutes away. As we've mentioned you aren't far away from Wokingham Town Centre with all of its amenities but it's also within easy reach of Winnersh and Sainsburys. It benefits from many of the popular local school catchments but if you are commuting, you have excellent transport links via the A329M and M4 motorway nearby.
