BENNET SAMWAYS is excited to present this charming three bedroom detached cottage, perfectly situated just outside Derby near the edge of Mackworth village. This elegant home boasts stunning views of the surrounding countryside and a private, well-established garden spanning 0.2 acres. Covering a total internal area of 1,300sq.ft., this property combines spacious living with classic charm.

Interior - Inside, a generous hallway welcomes visitors, complete with a study area. The cosy sitting room features a multi-fuel stove set within a striking fireplace, ideal for relaxing evenings, complemented by a dining room adorned with wooden paneling and an open fireplace. The kitchen exudes character with wooden cabinetry, mixed granite and tiled countertops, a Belfast sink, a gas range and a parquet flooring. Additional amenities include a boot room with Quarry-tiled floor, a walk-in boiler cupboard, a guest cloakroom, and a garden room that offers serene views of the lush private garden.
Upstairs, the home accommodates two double bedrooms, a further bedroom, and a well-appointed family bathroom.

Exterior - Externally, the property features a decorative stone driveway with ample off-road parking, leading to the main entrance and gated access to the enchanting private garden. The garden itself is a gardener’s dream, filled with herbaceous perennials, mature shrubs, and self-seeding annuals that create a colourful retreat. A large paved patio provides the perfect setting for outdoor entertaining, complemented by a tranquil pond and a garden shed.

Locality - Mackworth, a quaint village located just a few miles northwest of Derby in Derbyshire, England, offers a charming glimpse into rural British life while being close to urban amenities. Dominated by the historic All Saints Church, whose origins trace back to the 14th century, Mackworth is a picturesque settlement featuring a blend of old and new architecture. Key landmarks include the remnants of Mackworth Castle, a 16th-century gatehouse that stands as a testament to the village's historical importance. This peaceful village serves as a serene escape from the bustle of nearby Derby, making it a favoured spot for walkers and those seeking a quieter lifestyle within reach of the city.

Owner's perspective - "We have very much loved living at White Cottage for the past 17 years and from the moment we first stepped inside have always felt it a safe and happy haven of tranquility. It is a warm and welcoming house and lends itself perfectly for large gatherings both inside and out. More importantly as a home for a growing family, it gives all feelings from the cosy magic of the living room with its beams, log-burner and the garden room and its extension into the garden.
Many summer days have started with an early morning stroll around the garden in the sunshine a coffee in hand whilst taking in the views across the fields or the wildlife activity around the pond. With several areas to sit and relax, we have taken advantage of the sun as it moves around the garden or relaxed under the shade of one of the trees.
One of the many charms of this house is its warm and cosy feel through the winter; it glows with warmth as darkness falls and lends itself perfectly to Christmas with all its trimmings and looks wonderful with a sprinkling of snow. During hot summer months it offers a lovely cool and tranquil respite from the heat.
White Cottage exudes charm as it sits with lovely views across the countryside and easy access to a number of footpaths up towards the Kedleston Hall estate and beyond.
We will miss White Cottage with its quaint and idyllic charm but we are ready for new adventures and although we will miss this special house we are happy to hand it over to the next custodians to make their own memories."
