Conveniently placed for the Norfolk Broads and the Coast this THREE DOUBLE bedroomed BARN CONVERSION offers CHARACTER yet easy living in a very special place.

1 FAIRHAVEN VIEW, SOUTH WALSHAM

CHARACTER YET EASY LIVING IN A VERY SPECIAL PLACE

Conveniently placed for the Norfolk Broads and the Coast in a much favoured position tucked away in the heart of a Broadland village, this characterful yet comfortable three bedroomed home has so much to offer with flexible, sensitively planned accommodation. Just one of three conversions of buildings dating back to the 1800's with arguably the best position of the three with far reaching views from the first floor across the Fairhaven Estate and quite delightful gardens.
At the heart of 1 Fairhaven View is the modern kitchen open to the breakfast/dining room to enable you to chat to guests or you can enjoy time with the family in adjacent classically proportioned sitting room. All too often some room sizes are compromised, but not here where all three bedrooms are genuine doubles. This is a home that will perfectly suit either a growing family or those looking to downsize, but still require space for visiting family or those wanting to work from home; it could even provide delightful holiday accommodation.

With village amenities within walking distance there is surprising serenity here - there is even a walkway directly to the village church. With a sunny and private garden, garage and space to ?grow your own? this is a home of surprises; come inside and you will soon be convinced?..

SITUATION

The village has two pubs with restaurants, a post office/store, church, a nationally renowned water garden attraction, village hall, recreation ground, a centre for training and the arts and an award winning primary school. It has two Broads, a boatyard and a nature reserve. You are only three miles from Acle with its more extensive amenities and railway station.

With easy access to the A47 and Norwich it is hard to believe just how well you are placed as the peace and tranquillity are beguiling. For those wishing to boat or sail, there is a boat yard and slipway in the village with boats to hire from neighbouring Ranworth. Acle provides for all everyday needs and the Park & Ride facility at Postwick is off the A47, providing added convenience for those shopping or working in the city. The position also allows ready access to the East Coast the unspoilt village of Winterton on Sea where locals flock to see the new born seals is only 12 miles away with the bustling seaside resort of Great Yarmouth nearer still?.

Norwich, the regional capital is rightly famous for its arts and culture and the vibrant night-life with cinema and theatre. Besides being a busy commercial area and centre of employment, Norwich exudes a sense of history and place which few other cities can match; this is reputedly the most complete medieval city in Britain and offers a rare blend of history and sophistication. The Forum, containing the Millennium Library and tourist information centre, stands adjacent to the imposing City Hall and the ancient Guildhall. The majestic Norman castle looks out over the city centre and the Cathedral is one of the country's finest with its awe-inspiring cloisters and the wonderful Cathedral Close.

As a retailing centre of National standing the shopping in Norwich is about as good as it gets, from major stores and two shopping malls to specialist shopping and local retailers there are shops enough to satisfy the majority of requirements, in addition to the famous open market with over 190 stalls selling a wide selection of staple and specialist items. The shopping area known as The Lanes, with its narrow medieval street pattern, also offers unique and specialist shops (find us there).
Acle to Norwich main-line railway station with links to Cambridge and London Liverpool Street Station is just 19 minutes journey time, and Norwich International Airport has daily flights to continental Europe and internal destinations.

DIRECTIONS

Leave Norwich heading east. On the edge of Norwich take the A47 east. In approx. 5 miles turn left to South Walsham and Fairhaven Gardens. In a short while, turn right towards South Walsham. In the village, turn right and then in 200m take the first left into Ranworth Road. After 350m there is a farm track turning on the right; take this and Fairhaven View is after the farm buildings on the right hand side.
