HORSESHOE BARN, HALVERGATE

CHARACTER, CHARACTER & CHARACTER
Where modern meets history and character, Horseshoe Barn represents a wonderful example of what a barn conversion should be. With a near picture-perfect setting in a pretty Broadland village location this good sized semi-detached house was created in 2002 as part of the transformation of a group fine agricultural Barns, which have been given a Grade II Listed Building status. The property has a delightful setting within a tranquil and undiscovered village on the edge of the Broads National Park This is a home in which you can read and rest, or contemplate to gain inspiration, yet from which you can be in the middle of bustling Norwich within half an hour. Our recommendation would be to use and enjoy the wide outdoors, which is on your doorstep.

ACCOMMODATION
If you expect from a barn conversion exposed timber beams you will not be disappointed yet the accommodation is up-to-date and set and off by exposed timbers and oak floors beneath an attractive thatched water-reed roof... This imaginative conversion has made good use of the available space to create roomy and surprisingly bright three bedroomed accommodation (en-suite with master bedroom) with a new kitchen with installed some years ago a twist featuring a (propane) gas fired (hob only) range cooker, and full oil-fired radiator central heating. As an opportunity if wished the layout makes it possible to combine the utility, study and garden room as a separate but integral annex which could be made self-contained accommodation if desired.

Expertly blending the old and the new, the barn has delights and surprises in every room, with accommodation comprising:

Ground Floor: Large Entrance Hall & Dining Area l Sitting Room l Study l Kitchen/breakfast-room l Garden Room l Utility Room l Cloakroom.

First Floor: Landing l Master Bedroom l En-suite Shower Room l Bedroom 2 l Bedroom 3 l Family Bathroom.

Outside: Detached Double Garage/Store, Gravelled Parking Area. Lawned Gardens with seating area. There are raised vegetable beds and pleasant patio area along two sides with hot tub (to be included in the sale).

SITUATION
Halvergate village was built on a promontory rising above the marshland and water meadows of the basin between the rivers Yare and Bure, and was once a seaport on a virtual island, before the sea receded and left the estuary to be drained. Extensive views can now be gained across the marshes to Great Yarmouth and coast beyond. These wetlands are a protected site of special scientific interest. The famed Halvergate marshes are home to teaming wildlife and especially birds, and are almost littered with historic windmills. This is the scene often painted as quintessentially Broadland, with early morning mists and never ending skyscapes, and which is delightful to explore on foot. The Weavers Way long distance path runs through the village which supports an active local community, with a village hall, public playing-field, churches, a well known cricket club at the public playing field and the Red Lion pub.

Apart from the pub and the medieval church, the local village amenities are available in Freethorpe about two miles away, with small-town facilities including a railway station in Acle, some four miles away. Great Yarmouth with its seaside amusements and shopping is about seven miles to the east, and the alluring north Norfolk coast is easily reached by car.

Norwich, some 14 miles distant to the west, is rightly famous for its arts and culture and is England's first UNESCO city of literature. The vibrant night-life with night-clubs, cinema and theatre Norwich is a rare jewel of a city where commerce, culture and recreation successfully meet.

The Forum, containing the Millennium Library and tourist information centre, stands adjacent to the imposing City Hall and the ancient Guildhall. The majestic Norman castle looks over the city centre, and the magnificent Cathedral is one of the country's finest with its wonderful cloisters and the Cathedral Close.

Besides being a busy commercial area and regional centre of employment, Norwich exudes a sense of history and place which few other cities can match; this is the most complete medieval city in Britain and offers a rare blend of history and modern sophistication. It is a top ten shopping destination for the country and in addition to the open market and two malls has a host of small specialist shops and bars, restaurants and bijou eateries and The Lanes district was voted the Great British High Street Awards national winner in 2014 and is a home to independent retailers, cafes and bars of style and character. Halvergate lies 2 miles from the A47 trunk road and accessible to the A12 from Great Yarmouth, and Norwich International Airport has daily flights to continental Europe and internal destinations.

DESCRIPTION
Dating from the 18th Century, this red brick barn was artfully renovated and modernised with retained features to offer the charm of its historic fabric with modern accommodation and finishes, the result combining the best of both worlds. Exposed beams and trusses on the first floor are complimented by upright posts carefully blended into the accommodation, and a solid fuel stove in the sitting room provides warmth and a focal point when full heating is not needed.

The sitting room is light and spacious with French doors opening out to the patio and garden. With plenty of headroom and well-proportioned accommodation the barn will house a family but is not too large for a couple to feel comfortable in.
