A ONE OFF OPPORTUNITY
Ask a local person where, if they had unlimited funds, in Norwich they would wish to live and the majority would list The Newmarket Road in their top three. Keeping within the original Ring Road is even more highly prized and Osborne Court is arguably the most sought after of purpose built small scale apartments in this area. The penthouse (No 12) is understandably a one-off opportunity. Occupying the top floor with its own lift stop and landing it is in a unique position and enjoys a gracious level of accommodation and is appointed accordingly throughout.
ACCOMMODATION
Osborne Court was the flagship development at the time of Riley Developments of Norwich, a very well respected company. It is said that Mrs Riley had particular influence in design and this is no more evident than at The Penthouse with its spacious rooms and higher ceilings. It is light and airy throughout, the whole property exuding a sense of elegant character which belies the modern, low maintenance build. There is a huge amount of storage space which makes for easy living. Communal areas are more like those of a boutique hotel and are secure. Come out of the lift on a floor dedicated to The Penthouse and walk through to a generously proportioned reception hall with adjoining cloakroom and a number of cupboards.
This is just a hint of what you will find beyond. All rooms are larger than one would expect, the sitting room in particular is elegantly proportioned with a feature oriel window. Two of the three bedrooms are double, the main having a wall of built in wardrobes and full en-suite bathroom. The third is a good sized single which would also make a study if preferred. The kitchen is bright with integrated appliances making the room particularly easy on the eye and refreshingly uncluttered. There is secure underground parking and manicured communal gardens and grounds with guest parking and lovely patio area which makes the most of the sun ? sit out and enjoy rather than being a slave to the garden.
In summary the accommodation comprises:
Reception Hall Sitting Room/Dining Room Kitchen/Breakfast Room Cloakroom with w.c Master Bedroom with full en-suite bathroom Bedroom 2 with built in wardrobes and hand basin I Bedroom 3 Secure underground carpark with dedicated storage shed Manicured communal grounds, gardens and residents patio.
SITUATION
Leaving Norwich to the south, The Newmarket Road was built for the wealthy in the first half of the 19th century. It has remained fashionable, being elegantly wide and tree-lined, its character is now recognised by its status as a Conservation Area.
Within walking distance are several hotels with well-regarded restaurants the city centre & Chapelfield Shopping Centre a pleasant stroll away. There are four bus services which serve Newmarket Road meaning the car can largely stay in the secure underground carpark.
Norwich is rightly famous for its arts and culture with a vibrant nightlife including nightclubs, cinemas and theatres. Around the city centre are a wealth of historic and nationally important buildings, from the majestic Norman cathedral and its magnificent counterpart of the castle, flint and timber-framed architecture exhibiting one of the best preserved medieval street patterns in Britain. Norwich offers a rare blend of history and modern outlook, the ancient Guildhall with the imposing adjacent City Hall are complimented by the nearby modern Forum, containing the Millennium Library, galleries and tourist information.
There are plenty of places to eat out or socialise; pubs, caf?s, bistro- and coffee bars, and fine restaurants are in abundance and as a retailing centre of national standing, the shopping in Norwich is about as good as it gets. With two shopping malls, a famous open market and retailing ranging from major stores to specialist shopping and local retailers, there is not much you cannot buy, or just pass time window shopping or admiring the view in The Lanes and Cathedral Quarter (find us there) just outside the City Centre.
The mainline railway station at Norwich provides good links to Cambridge and to London with an approximate journey time of 1hr 50 to Liverpool Street Station. Norwich International Airport on the north side of the City has daily flights to both continental Europe and internal destinations.
