Ashlea Retreat is a charming and well-presented two-bedroom mid-terrace house situated in the popular village of Oxton. With attractive rural views it is only four and a half miles North of the historic Borders town of Lauder, and is within easy commuting distance of Edinburgh.
Located within a strong primary and secondary school catchment the property benefits from a fabulous and well laid out garden which is a particular feature.
Internally, the deceptively spacious accommodation lies across two levels and comprises two bedrooms, a bathroom, a sitting room, a dining kitchen, and a downstairs wc. With double glazing, the solid fuel heating system, fired by the wood burner is a very welcome addition to this village house. Externally, the property has the most amazing garden, with steps leading up to lawn area, with raised beds, borders and an abundance of shrubs, with a paved area to sit out and enjoy more informal entertaining. Of particular note is the pond and chicken run, which allows for a versatile and quite special outside space. Storage includes the wood store, the greenhouse and the stone-built bothy which is perfect for bicycles and garden implements.
Edinburgh is easily accessible via the A68, as are most Border towns and the North of England. The Borders Railway, runs from Tweedbank to Edinburgh, with a stop at Stow which is approximately ten miles away, allowing you to get to most parts of Scotland by train from Edinburgh.
