Roche Old Court is a Grade II* country house thought to date back to circa 1600-1625 and presents a wonderful opportunity to buy a historic and architecturally significant property in need of a complete overhaul. The property would make a ideal family home or perhaps suitable for someone looking to relocate into the countryside. The building has a number of classical features including English bond brickwork with groove pointing and flush stone quoins, stone mullion windows under a clay tiled roof and catslide roof to the rear of the property. It was last sold in 1933 to the Trevor-Cox family showing what a rare opportunity it is to buy such an iconic house. It is thought that Roche Old Court was partly re-built in about 1620 probably by Thomas Mompesson on to an old hall dating back to approximately 1380. The main house comprises an entrance hall leading to an inner hall. There are 4 reception rooms on the ground floor, the largest of which is in the old hall attached to the rear of the building which is a very impressive room with large quarry tiles to the floor, gothic windows, vaulted ceiling and there is also a well in the centre of the room. The ground floor also has a small kitchen and scullery and a cloakroom with wash facility. On the first floor there are 4 double bedrooms and a family bathroom, and on the second floor there are potentially 3 further bedrooms, although these are somewhat affected by the reduced head height in the roof space. There is also a cellar beneath part of the building which comprises two large rooms. The main house is approximately 4,681 square feet and once refurbished would be a comfortable family home.

There is an impressive selection of brick and flint outbuildings, barns and dilapidated accommodation in an overgrown courtyard to the south of the main house. For the most part these buildings are in extremely poor condition. The most modern being the coach house which is of brick construction under a clay roof which has 3 rooms on the ground floor including the garage and two workshops. The former shepherds cottage has 3 large rooms and various wash facilities and is attached to further garaging, whilst on the other side of the courtyard there is stabling, open storage and further barns.

The most impressive of the outbuildings is the Tithe barn which is a scheduled monument and is of unique historic value. Its construction is flint and brick dwarf walls with a beautiful timber frame and weatherboarded upper half underneath a peg clay tiled roof. The gable end of this barn has fallen down and it is urged that any buyer should stabilise this as a high priority.

There is a historic gated entrance from the village road beside the property. This would be too narrow for a vehicle, but a secondary adjacent gate provides access to the courtyard, where vehicles would have been stored historically. The main house has a large garden immediately surrounding it, but this has now become overgrown.

There is a large field to the south of the courtyard which is included within Lot 1. This field has predominantly been used to conserve fodder and has a footpath leading across it.

The Winterslow villages are in a rural setting on the Hampshire/Wiltshire border. The villages collectively have 5 churches, a pub, sports field, general store and post office a local bus service to Salisbury, tennis court, village hall with coffee shop and a doctors surgery.
There is a primary school in the village and there are independent schools in Salisbury and the surrounding area which include Salisbury Cathedral School, Farley, Chafyn Grove, Leehurtst Swan and Godolphin. Salisbury has two popular grammar schools, South Wilts and Bishops Wordsworth.
The Market Town of Stockbridge provides a range of day to day needs as well as several pubs, restaurants, hotels and galleries. The City of Salisbury (8.5 miles) and Winchester (17 miles) provide mainline train services to London Waterloo, from Salisbury taking 90 minutes and from Winchester 56 minutes. There is a regular train service from Grateley Station (7.8 miles) which travels to London taking 79 minutes.

From Salisbury take the A30 in a north easterly direction towards Stockbridge and The Wallops and after approximately 7 miles there are traffic lights. Immediately after these, turn right opposite the old Pheasant Inn and continue up the hill towards Winterslow (signposted). At the top of the hill turn left onto Pincroft Lane and after approximately half a mile turn left onto Mill Lane and the property will be found after a short distance on the right hand side before Roche Court New Arts Centre.
