A single block of mature Ancient Woodland with Beech being the predominant species. The property benefits from vehicular access to the north directly off a council maintained highway through the hamlet of Conford. From the south, the property has pedestrian Right of Way via a bridge over the A3.
The property is crossed by a number of Public Rights of Way, in addition to part of the property being registered as Common Land. The woodland falls within the South Down National Park and Woolmer Forest Site of Special Scientific Interest (SSSI), forming one of the largest areas of lowland heath in southern England, supporting a wide diversity of species.
The woodland is typical for the locality and is an attractive block of amenity wood with limited timber value and high recreational and strategic value.
Holm Hills Woodland comprises principally mature Beech trees situated adjoining the A3 with vehicular access through the hamlet of Conford. The western boundary abuts the Longmoor Ministry of Defence (MOD) training area. The land is approximately 2 miles to the centre of Liphook, 10 Miles to Petersfield and the A3 leading north to the M25 Jct 10 and south to the M27.
The property does not currently benefit from any mains connected services.
The property is not subject to any uplift or restrictive covenants.
From the A3: Leave the A3 at the Bramshott and Liphook Junction following London Road in to Liphook, then turning right on to Tower Road and right again on to Headley Road (B3004), drive over the A3 and after approximately one mile turn left towards the village of Conford. Follow the un-named road turning right after Conford Village Hall, this road will lead you directly to Holm Hills Woodland.
