A stunning period home, offering great seclusion from an edge of village setting in a mostly walled garden - ideal for those seeking respite from London. The Old Vicarage is a stunning 16th century property of magnificent proportions which retains a wealth of original features and interesting architectural details. The accommodation offers great flexibility as the cottage adjoins the house and can be used as part of the main residence, as an annexe or as a separate home. The property has been in the same ownership for some years and is now ready for updating, to re-establish it as a superb village home.

The elegant accommodation is arranged off a wonderful reception hall with terracotta tiled floor, arched windows and a fire place. The impressive drawing room with exposed beams offers grand proportions yet a feeling of cosiness with an open fire; It is open to the morning room which has french doors leading outside. The Dining room is a bright and elegant room with large sash windows, conveniently located adjoining the kitchen breakfast room. A useful utility, cloakroom and half cellar are located off a rear hall.

To the first floor are four generously proportioned bedrooms, one of which has an en- suite. The master bedroom offers a separate dressing room and high vaulted ceiling with beautiful timbers, whilst a fifth bedroom can be used with either the house or the cottage.

The Cottage
Attached to the Old Vicarage is a good sized cottage. It is currently arranged to intercommunicate with the house, and comprises two ? three reception rooms, kitchen, bathroom and three bedrooms on the floors above.

Charing is a picturesque village at the bottom of the North Downs. The village contains a number of interesting historic timber framed buildings and an array of local amenities such as a village shop, butchers, public houses, and a church. There is also a doctor's surgery, library and primary school.

Nearby Ashford offers a comprehensive range of shopping and leisure facilities, as well as several highly regarded local schools. Ashford International provides High Speed services to London St Pancras (from 36 minutes). Charing station offers direct services to London Victoria (84 minutes). Historic Canterbury with its university and cathedral is also close by, and provides a wide range of amenities, including shopping, sporting facilities and arts and culture to suit all manner of interests.

The formal and principal vehicular access to the house is over a long drive leading from Pett Lane, which culminates in a parking area between the house and coach house. The drive continues past the house to the front of the Old Vicarage. There is pedestrian access (and occasional vehicular use) from the Market Place past the Archbishops Palace, alongside the churchyard and village barn.

There is a private garden for the Cottage beside the main drive, and the larger more formal gardens, which are partly walled, lie to the south and east of the house. They are well enclosed by mature hedging and fences, and there is an area of woodland to the south of the main lawn with a woodland walk. Flower and shrub borders surround the main lawns and the gardens would now benefit from overhauling to restore the former glory.
