Nearby Ashford offers a comprehensive range of shopping and leisure facilities, as well as several highly regarded local schools. Ashford International provides High Speed services to London St Pancras (from 36 minutes). Charing station offers direct services to London Victoria (84 minutes). Historic Canterbury with its university and cathedral is also close by, and provides a wide range of amenities, including shopping, sporting facilities and arts and culture to suit all manner of interests.
The formal and principal vehicular access to the house is over a long drive leading from Pett Lane, which culminates in a parking area between the house and coach house. The drive continues past the house to the front of the Old Vicarage. There is pedestrian access (and occasional vehicular use) from the Market Place past the Archbishops Palace, alongside the churchyard and village barn.
There is a private garden for the Cottage beside the main drive, and the larger more formal gardens, which are partly walled, lie to the south and east of the house. They are well enclosed by mature hedging and fences, and there is an area of woodland to the south of the main lawn with a woodland walk. Flower and shrub borders surround the main lawns and the gardens would now benefit from overhauling to restore the former glory.
