Location
Buckfastleigh is a small market town situated beside the A38 Devon Expressway, providing a direct link to the cites of Plymouth and Exeter as well as the M5, which makes it a great location for commuters. The town has a Primary school, Health centre, Post office, Newsagent and Co-Operative store, along with a variety of cafes, shops, and pubs.

The town also has a range of popular attractions including Buckfast Abbey, The Butterfly and Otter Sanctuary, and The Valiant Soldier Museum, along with the South Devon Railway and Pennywell Farm. It has also appeared several times as a filming location for the BBC series Beyond Paradise`.

The Norman town of Totnes is approximately 7 miles away providing a wide range of amenities and shops, including a mainline railway station getting to London Paddington in approximately 3 hours.

Description
This well-presented, grade II listed, 2-bedroom cottage is full of character, located in a quiet tucked away position at the back of Fore Street. It benefits from two good sized bedrooms as well as a loft room, a cosy open plan kitchen/living room complete with wood burning stove, and useful utility space along with a communal courtyard area.

On entering you are greeted with a good size utility/porch area, with plenty of space for coats and shoes. This area has electricity and plumbing for white goods.

From here you move into the open plan kitchen/living room. It has some beautiful character features, including exposed beams, a large picture window, and wood burning stove. There is plenty of space for a range of lounge furniture as well as a dining table, along with a pleasant outlook onto the communal courtyard area.

The kitchen area has a range of fitted cupboards along with an integrated electric cooker and hob. There is also space for a dishwasher and fridge freezer, along with a large pantry cupboard under the stairs.

On the first floor there are two double bedrooms and a family bathroom. The master bedroom is a light generous size room, with plenty of space for free standing furniture. The second is also a slightly smaller double. The family bathroom comes with a white suite with shower over the bath.

In addition to this, there is a good-sized loft room, which is accessed via a paddle stair from the landing. This would make a great home office space, and benefits from electricity and a skylight window in the roof, along with a bit of eaves storage.

Outside the property there is a peaceful communal courtyard space. This is not legally owned by the property, but a table and chairs along with some pots and plants could be put directly outside, with agreement from the neighbouring properties. There is a legal right of access down to the Dean Burn River, via a communal footpath.
