A charming grade two listed cottage with a garage and off-street parking to the rear, situated in the heart of the village of Chartham, just moments from the village green, local shop and mainline train station. This gorgeous cottage is beautifully presented throughout and showcases a wealth of period features including exposed beams and traditional wooden latch key doors.

You enter into a delightful sitting room which features a wood burning stove and wooden flooring, creating a warm and cosy ambiance, perfect for hunkering down in the upcoming winter evenings. There is storage either side of the chimney breast, with one side featuring attractive open shelving. Through to a charming farmhouse style kitchen which has attractive red floor tiling which gives it a rustic look, and it has a pretty, wooden stable door out to the courtyard garden at the rear. The kitchen has a range of attractive cream units with wooden worktops and there is space for a fridge, freezer, oven and dishwasher. A door then leads into a beautifully appointed bathroom which has a large walk-in shower unit with a matt black trim, a beautiful contrast against the white metro tiled walls. There is a rustic wooden vanity unit with a wash basin and behind the door, you will find space under a wooden countertop for a washing machine.

Stairs rise to the first floor, where you will find the main bedroom which is a good-sized double and has two storage cupboards with hanging space. Another staircase then takes you up to the second bedroom which is large enough to fit a double bed but does have restricted head height. There is potential to remove the false ceiling to open the room up more and the owners tell us that there is some lovely, exposed brick behind the false walls, waiting to be uncovered.

OUTSIDE:

There is a pretty courtyard to the rear of the property which enjoys plenty of privacy and a south-westerly aspect, ensuring plenty of sunshine. It is a wonderful space for those who enjoy their own garden but want something low maintenance, which they can fill with bright potted flowers.

The cottage also benefits from a good-sized garage to the rear which has vehicle access and there is space to park a car in front of it. The garage has great potential and has a second storage area to the rear of it which would make a fantastic workshop. There is also a bit of land to the back of the garage, which has been used as a vegetable patch in the past.

LOCATION:

This charming cottage enjoys an extremely convenient location in the heart of the village. Here, you can really immerse yourself in village life and enjoy the warm and friendly community that Chartham has. It is close to the most wonderful characterful, old pub which has roaring fires during the winter and serves excellent food and drink, and you have the village store a short stroll away.

It is close to the beautiful and historic St. Mary`s Church as well as the village hall, both of which are treasured by the community and are great places to meet friends and get involved with a whole range of activities. The village is served by a primary school as well as two doctor`s surgeries and convenience stores. Chartham is surrounded by beautiful countryside, farmland and orchards with some lovely walks from your front door. Close by, you can pick up the shared cycle path along the River Stour, which offers a pleasant cycle or walk, from the village into Canterbury City Centre. Chartham even has its own vineyard, which is a short walk from the property. Here, you will be able to enjoy guided tours and tastings of the local wine, and they also put on plays, craft exhibitions and cinema screenings on their picturesque barn.

Chartham provides easy access into both Canterbury and Ashford via the A28 and there is a mainline train station where you can catch direct trains into London. It is one stop from Canterbury West, where you can catch the high-speed service into London St. Pancras (58 minutes) or just a few stops from Ashford, where you can pick up the same service (38 minutes). There is a bus stop close by with buses into both Canterbury and Ashford.
