Upon entering, you are greeted by a hallway which leads to a dining room on the left. To the right, there is a utility/cloakroom equipped with a toilet, cupboards, sink, and space for a washing machine. Straight ahead, a door opens to the heart of the home ? an open-plan kitchen and living room with wood-effect flooring. The kitchen includes a ceramic hob with an extractor fan, a fitted double oven and microwave, a fridge/freezer, dishwasher, butchers sink and an island with ample storage.

The house has four bedrooms, two of which have ensuite shower rooms. On the first floor, there are three double bedrooms accompanied by a family bathroom. One of these bedrooms has an ensuite shower room, while another benefits from an ensuite toilet and basin. The second-floor converted attic reveals the fourth double bedroom, complete with an ensuite shower room and captivating views over the surrounding countryside.

With its extensive renovation, this property not only radiates a warm and inviting atmosphere but also offers the peace of mind that comes with modern amenities and fixtures. The spacious and well-designed interior, coupled with the beautiful outdoor space, makes it ideal for families or those seeking a tranquil village life.

The oil-fired central heating system, installed in 2020 and serviced in
2023, ensures a warm and comfortable environment throughout the year.

Outside
Facing Bridge Street is a small front garden area with mature shrubs. There are three steps up from the road to a path that runs along the side of the house to the front door. The path continues to give access to the rear garden with a lawn, a paved patio area, and a garden shed.

Neighbourhood
Kineton is a quiet charming village surrounded by farmland but close enough to the M40 for excellent transport links. It has all of the amenities you need, including a local Co-op, bakery, caf?, florists and vets. There is a Church of England primary school, a high school, a GP surgery and pharmacy, all within easy walking distance. Also nearby is the White Swan, a traditional stone and brick inn with a restaurant, garden and guest rooms. There is an award-winning Indian restaurant and a fish and chips takeaway.

Activities at the Kineton Sports and Social Club include badminton, bowls, cricket, football, snooker and a summer music festival. The village has a Scouts group, a playgroup and various play areas. The community library is based in the village hall.

It is about 30 miles to Birmingham airport.

Kineton is ideally located for access to a range of historic buildings and countryside activities. Just two miles from the property is Compton Verney which has an art gallery and runs events, concerts and workshops. It has an extensive Capability Brown landscape, a lake, meadows and woodland with an adventure playground, a bird hide, sand pits, an ice house, hiking trails and picnic spots.
