Guide Price ?1,500,000 - ?1,600,000
Tucked away at the end of a long country lane is this handsome detached flint-faced farmhouse with truly breath-taking panoramic views of the North Downs. The 7 bedroom property sits on a plot of just under 3 acres (tbv)(additional land may be available separately) and also boasts a 1 bedroom annexe that would be great for an older relative, independent child or perhaps to generate an income as an Airbnb. The property is unlisted and believed to have been built in the mid 19th century and as such boasts a wealth of character and the opportunity to improve and create a forever home. The largest of families could be accommodated here with 3 reception rooms and 3 bathrooms and there is still scope to extend (stp). There is a garage for your cherished vehicle(s), stable block and tack room, and an outdoor swimming pool to enjoy in the warmer months. This home has been in the family's ownership since 1918 so we urge you not to delay in viewing as we expect this beautiful property to generate a lot of interest.

The property is situated in a beautifully private location at the end of a farm track with far-reaching panoramic views of the North Downs and access to some incredible walks on the North Downs Way. Cobtree 18-hole golf course is just 0.6 miles away and Aylesford's picturesque village is 1.2 miles away and has a great community spirit, some really interesting historic properties and many places to eat and drink. Our favourite eatery has to be The Hengist; a refurbished restaurant, bar and brasserie with a lovely al-fresco terrace. The Chequers is a more traditional pub which serves food and has a wonderful riverside terrace. You can also enjoy a light bite inside or outside at The Village Pantry. There are some lovely walks to be enjoyed in the area along the meandering river Medway, through the neighbouring farmland and even through Kent's recently planted vineyards. On the edge of the village is The Friars; an ancient religious house open to the public with a cafe, farmers market and peaceful gardens. There is a small primary school in the centre of the village and further primary school just outside the village, both of which were rated as good in the latest Ofsted report. You are spoilt for choice when it comes to food shopping, with an M&S foodstore, Sainsburys and an Aldi just up the road. Commuters are well served with London services (changing at Strood) from Aylesford station or Ebbsfleet International station is just 24 minutes (16 miles) away by car and offers frequent high speed trains into St Pancras in 18 minutes. The County Town of Maidstone is just 4 miles away and the historic city of Rochester is around 6.5 miles away and both have fantastic shopping, schools and places to eat and drink.

When you have known a house all of your life it is easy to become blas?. However, it would be impossible to be indifferent about Great Cossington. From the minute you leave the road you immediately feel good. The wide open farmland nestles at the bottom of the North Downs and straight away you know you are home. Every time you reach the house you cannot resist a feel-good smile; all the everyday madness leaves you, and you are in your own little, peaceful, world. As a child, I played football, chase, hide and seek, tennis, in fact any game you can think of, in the garden, and now our grandchildren do the same. The house is full of memories; children s birthday parties; great big family Christmas ; our daughters wedding; changes as our family grew up; .and quieter moments, enjoying evenings by the fire. Most of the memories centre around the kitchen; two people, or a big family party- it s a great place to be.Space is the real beauty of Cossington; we have had over twenty people stay at Christmas, but you will still find a quiet place if you want it. My favourite spot is sitting by the pond watching the wildlife! It s been our privilege to enjoy, and make memories at Cossington;now it s your turn!
